If your letter says “average hours,” the lender may ask for more proof to confirm how much income can actually be used. That can slow the file and make the process more stressful than it needs to be.

A stronger letter is usually clear about your position, start date, employment status, guaranteed hours or salary, and pay structure.

And the most important part: your employment letter, pay stubs, T4, and current income should all tell the same story.

Your down payment is not only about the amount.
It is also about where the funds came from and how clearly they can be verified.

Lenders usually want to see a 90-day history of your down payment funds. If money was moved recently, received as a gift, or came from different accounts, it may need extra documentation.

This does not mean there is a problem.
It simply means preparation matters.

The better your paper trail, the smoother the mortgage process can be.

But closing costs are separate from your down payment.
