It's finally here! The 10 days in the where work seems optional, day drinking is actually morning drinking and you dust off your cowboy boots.

Born and raised in Calgary, I bought my first pair of boots this year! They're full of rhinestones but you know 🤣 It's actually one of the first years in quite some time that I'm actually in town for and I'm looking forward to all of the festivities on deck. Stories to come!

☀️Day in Life of Me

My most typical day ('most typical' because you know...kids...they like to throw things for a loop!)...

🖤Wake up before the kids and dive in to my morning routine, which includes drinking 1L of water as soon as I wake up, meditation, journalling, a work out (if I got good sleep the night before), drinking my greens, check my finances (my wealth check as I like to call it)

🖤Start breakfast and lunch for the kids, drag them out of bed 😂(and they're not even teenagers yet!), drop them to school

🖤Get to the office - whether my home office or my office downtown - check my emails and prioritize accordingly

🖤My day consists of working on new and existing mortgages, getting back to clients, lunch with referral partners, returning calls for new inquiries, keeping up to date on the market.

I keep a running list of things to do, grouped by Urgent & Important and Not Urgent & Important, as well as daily repeatable tasks so that nothing gets missed.

🖤On days that I can squeeze it in, I'll also head over to for an infrared sauna and red light therapy

🖤Head home in time for the kiddos, feed them a million snacks

🖤Prepare/Eat Dinner, and do one of the following things - go on a walk (trying for 10k steps a day!), take a kid to a sport, visit my nephew & niece, go to dance class with , prep for the next day

🖤Bedtime is long at my house - I spend about 15 minutes with each of my kiddos, they normally pick 2 to 3 songs they want me to sing to them, combined with back and face tickling, and of course this is when they finally have something to tell me about their day 😂

🖤Ideally I go to bed at a reasonable hour (IDEALLY), but many times I'm talking to before bed or reading a book or netflixing

AND REPEAT! 🖤🖤🖤

Mortgage Tips to my Younger Self ⭐️

I am currently on my 4th mortgage (for my primary residence that is), and I have learned a lot along the way! Here are some tips I would share with my younger self:

🌟Save for my downpayment early - my first property was $125,000 (now those properties are worth $400,000 🤦🏽‍♀️See below ⬇️ about not selling), and 5% of that is $6,250 in downpayment. I know it was a different time, but there are still many great condos for under $200k out there.

🌟DON'T sell any property! See above ⬆️⬆️ ‼️ Wait until it appreciates enough to give you your downpayment on the next property. For goodness sakes, don't sell!!

🌟Take ADVANTAGE of my variable rate mortgage by setting my payments higher on a new mortgage to pay the mortgage down faster. Now currently variable rates are higher than fixed, but historcally they are lower in the beginning of your mortgage and over time.

🌟 Budget wisely, don't buy more than you need to keep up with the keeping ups! No need to be house poor, balance is a key to happiness!

🌟Buy a property with a suite, garage or other rentable space, and use this extra income to pay the mortgage down (remember, you are working for your next downpayment).

Mortgage insurance premiums, or default mortgage insurance, typically apply to purchases with a down payment of less than 20%. Some people think that mortgage insurance is tied to personal insurance – this is not the case!

Default mortgage insurance protects lenders from risk when clients have less than 20% down and allow borrowers to put as little as 5% down and access some of the best rates in the market.

⚡️Pay your Mortgage down Faster

If paying your mortgage off faster is a part of your financial plan, there are a few ways you can do it, with the specifics depending on which lender your mortgage is with:

➡️Utilize your prepayment privileges, whether it is lump sum payments or increasing your mortgage payments. This additional cash goes directly against your principle which reduces both your overall interest cost and the overall amortization of your mortgage (amortization=the length of time it takes to pay your mortgage off).

➡️As part of your prepayment privileges, you can change your mortgage payments to accelerated bi-weekly payment. With this change, you make the equivalent of an extra mortgage payment every year and this can lower the life of your mortgage by a few years. 

➡️If you have the space and it works for your lifestyle, consider renting out your basement or even a room, and then using the cashflow to pay your mortgage down.

➡️Consider contributing to your RRSP and using the tax refund towards paying your mortgage down.

➡️If you want a forced strategy to pay your mortgage down faster, consider lowering your amortization period. This will increase your mortgage payments so it should only be considered if you are confident at your ability to continuously make higher payments.
