📋🖊 An appraisal can be requested by a Lender for a variety of different reason but above all else, they are always wanting to see these two important things…

💰That you are not overpaying for the home! To determine the ‘fair market value’ of your home, they will send an Appraiser to visit the property, take pictures and write a report comparing your home to recent sales of (like) properties in the surrounding area. This ensures the price you’ve paid for your home is ‘on par’ for what people have paid for theirs.

🛠 That the home is in a ‘good state of repair’. Because the Appraiser is physically visiting the home (while doing the above) they also confirm in their report that the home is in decent shape… & that there are no super obvious signs of damage. (Especially needed if this is an existing property being refinanced - not necessarily a new home, when a person would typically have an inspection.)

📝 If you are writing down your resolutions for this year, why not make an ‘Annual Mortgage Review’ part of your list of things to do?

➡️ Some things we will consider:

1️⃣ Can we lower your rate (and thereby your payment, etc)

2️⃣ Can we consolidate debt to increase your monthly cashflow (after all, the interest you are likely paying on your credit vs mortgage right now, is astronomical)

3️⃣ Can we switch the type of mortgage you are in, to further increase your savings?

4️⃣ Can you be making pre-payments towards your mortgage, and taking further advantage of todays’ low rates?

🥳 After all, the point of a ‘New Year’ is to start fresh & to set yourself up for success for the coming year… How much easier would 2022 be, if you knew you were saving thousands?! 🤑

🥂 2021 was certainly a year of highs and lows for our family.

💔 We had a ton of heartbreak, losing many we hold near and dear to our hearts, within months of each other.

👩🏽‍💻 I took the leap, and went out on my own - joining a fabulous team I now call my ‘other’ family. 😌

👨‍👩‍👦‍👦 + 🦮 And we ADOPTED!! Introducing our NEWEST addition to the family… Huxley! Because we have been missing our dearest Harley (who passed away this summer) so much, we adopted a 6 year old Golden Retriever just a few days ago!

💫 I cannot thank you ALL enough for your support this year. From your check-ins to your well-wishes, to your referrals and your trust. It has meant a lot and I have more goals to accomplish in 2022!! 🤩

📆 Even though the possession date can be 6-10 months away, you should still get a FULL mortgage approval in place. This will ensure that you are approved by the lender (and insurer) and avoid any hiccups when it comes time to take possession down the road.
