What is your favourite thrift/consignment/vintage shop in Calgary?

Here are my tips for second hand shopping:
* Go early in the week: Visit stores on Tuesday or Wednesday mornings when weekend donations have been newly sorted and restocked.

* Wear easy layers: Dress in tight or form-fitting base layers (like a tank top and bike shorts) so you can quickly try clothes over your outfit if fitting rooms are busy.

* Bring a tape measure: Keep a small tape measure in your bag to check waist sizes, inseams, or furniture dimensions without guessing.

* Check the materials: Look at the inner tags for high-quality, natural fibers like 100% cotton, linen, silk, and wool instead of cheap synthetics.

* Ignore the size label: Try items on or measure them directly, because vintage and secondhand sizing varies wildly across different decades and brands.

* Inspect for flaws: Check zippers, armpits, collars, and hems for stains, holes, or major wear before buying.

* Some stores will pay you consignment or give you a coupon when you donate. Bring some clothes you no longer wear so you can shop at an even better discount

Can you use Crypto for down payment? Maybe 🤔

Not all lenders or mortgage default insurers will accept a history of cryptocurrency. The actual purchase and downpayment can not come from cryptocurrency, but you may be able to transfer it to your bank account

* AML Compliance: Lenders and brokers must rigorously vet the origin of the funds to satisfy federal anti-money laundering rules. Anonymous wallets or unverified peer-to-peer transactions will usually be rejected.
* Paper Trail: You must provide complete documentation, including trade confirmations, crypto exchange withdrawal records, and bank statements showing the deposit. All statements must be able to be connected to the borrower
* Tax Implications: Selling your cryptocurrency triggers a taxable event. You will need to calculate and pay capital gains tax to the CRA (Canada Revenue Agency) on any profits made since you originally acquired the crypto.

A first bankruptcy will be removed from your credit report 7 years after discharge (14 years after your second).

A consumer proposal will be removed from your Equifax credit report 3 years after you pay off all the debts. It will come off your TransUnion credit report the earlier of 3 years after you pay off all the debts, or 6 years after you sign the proposal.

After your bankruptcy or consumer proposal is paid you will need to rebuild your credit.

Use the 2-2-2 Strategy

Open 2️⃣ NEW forms of credit
with limits over $2️⃣,000
and spend the next 2️⃣ years paying your bill monthly.
Remember to keep your balance under 1/3 the limit.

While many Prime Lenders will not lend to a borrower with a consumer proposal on their credit report some may after 1 year of rebuild.

An alternative lender is an option that may work for you.
An alternative lender will require a minimum of 20% down payment. They will charge a lender fee at the time of financing. But with 20% down payment - mortgage default insurance may not be required.

As you can see with more down payment we don’t need to show as much income. It may not be worth waiting to save more down payment as prices usually rise the longer you wait.

133 bikes on the road for a good cause on a great day! So proud of Shawn for being the second runner up for funds raised. Chelsea has the coolest helmet! Brenda was the honourary ride captain today. My Grandpa straps his walker on the back of the bike because he loves to ride so much. He just had his licence renewed until his 100th birthday
