This morning, the Bank of Canada made its fourth interest rate decision of 2021. Under the heading no news is good news, the Bank kept its overnight rate steady at 0.25% which is where it has been since the onset of COVID in March 2020. The central bank also updated its commentary on the state of, and outlook for, the Canadian economy.

The rate is not expected to increase until the economy has recovered, which is projected to be later next year.

In a formal announcement this afternoon, the Office of the Superintendent of Financial Institutions (OSFI) confirmed that the qualifying rate (ie: stress test rate) will be increasing from 4.79% to 5.25% for both uninsured AND insured mortgages, to be effective June 1.

The changes could reduce purchasing power by approximately 4%.

If you have an existing pre-approval and are currently out shopping, be sure to confirm if these changes affect what you can qualify for!

The minimum qualifying rate for uninsured mortgages will rise effective June 01
