Buying a home isn’t just your down payment… let’s talk about the full picture of costs 👇

Most lenders want to see about 1%–1.5% of the purchase price set aside for closing costs.
Here’s what that typically includes:
• Legal fees & disbursements
• Title insurance & registration
• Property tax adjustments
• Home inspection
• Appraisal (if required)

💡 Example:
On a $500,000 home, that’s roughly $5,000–$7,500 lenders want to see available.

But that’s not everything 👇
There are other costs that come up once you get the keys:
• Moving expenses
• Utility set-up / transfers
• New furniture or small upgrades
• Those little things that always pop up

👉 This is where a lot of buyers feel it if they’re not prepared.

The goal isn’t just to get approved… it’s to feel comfortable once you’re in your home.

Refinancing isn’t automatically a yes… and it’s not automatically a no either 👀🏡

Sometimes it can help you:
✔ lower your monthly payments
✔ roll high-interest debt into one easier payment
✔ access equity for renovations, investments, or other goals
✔ adjust your mortgage to better fit your life now

Because let’s be honest… life changes.
And the mortgage that made sense a few years ago might not be the best fit anymore.

That said — refinancing only makes sense if it actually improves your overall financial picture 💸

Things I’d want to look at:
• your current mortgage
• your penalty (if there is one)
• your goals
• your timeline
• whether the numbers actually make sense

Sometimes it’s a smart move.
Sometimes it’s better to leave things exactly as they are.

A lot of buyers think they’re pre-approved… but they’re actually just pre-qualified 👀

And yes — that difference can matter a lot when it’s time to actually buy.

A pre-qualification is usually just a quick estimate based on the info you provide.

A pre-approval is a much stronger step and usually involves a closer look at things like:
✔️ income
✔️ credit
✔️ down payment
✔️ supporting documents

Why does this matter?

Because the number you think you qualify for and the number that actually works once everything is reviewed… are not always the same.

And beyond that —
what you qualify for and what feels comfortable monthly are also two very different things.

That’s why getting properly prepared before house shopping can make such a big difference.

Bottom line:

If buying is on your radar, don’t just get a number… get clarity.
