My Favourite Neighbourhood in Calgary

Right now it is Bridgeland. I have seen it grow over the years and it is fantastic for families!

This trendy neighborhood is full of colorful streets, hip cafes, and a riverfront perfect for strolls with stunning city views. It's a lively community that bridges the gap between past and present, making it a must-visit in Calgary!

Hiking has been super therapeutic for me.

For those of you who know me, it’s been a rough year due to some injuries I sustained the past year. Something though about the water, the mountain and the hike itself is very healing.

I’m typically a soccer player, biker and runner. And now hiking is growing on me! It has been very enjoyable to help heal physically and mentally.

Here’s a few strategies that can help you unlock your dream home:

1. Use a FHSA (First-time Home Buyers' Savings Account) - a tax-free savings registered account designed for purchasing a home.

2. Take advantage of the HBP (Home Buyers' Plan) to withdraw funds from your RRSP for a downpayment, with a repayment plan.

3. Contribute to your RRSP to benefit from potential tax refunds, which can be allocated towards your downpayment.

4. Create a budget, track expenses, and cut back on non-essential spending to save more effectively.

5. Set up automatic transfers to a dedicated savings account for your downpayment.

6. Explore side hustles or additional sources of income to accelerate your savings.

⏩️Make it a point to sit down and look at your numbers, revenue, expenses, and savings, weekly or atleast monthly.

⏩️Develop a budget and goals to attain.

⏩️Invest in Real Estate to create residual income whenever you can.

⏩️Make sure you have a will set up and a clear path of what needs to be done for your family’s wealth.

It can be hard to look at where you are at financially but looking will motivate you on a regular basis to build your wealth for a lifetime.

It is finally here!

What we like to spend our time doing is forever evolving as the kids grow.

Lately we enjoy picnics at the park and when it is super warm there are some nice water parks where our family can enjoy playing and cooling off. Such as Rotary Park or Riley Park Spray pools.

Benefits being a Mortgage Broker 😎

This year my beautiful wife decided its time to finish a second degree! Having two kids under four, and full time career makes this extremely challenging. I can easily say if I was at an office job there would be no chance to be able to coordinate this all. ⏪️⏪️

⏩️⏩️Being a broker allows me to set my calendar, adjust my time and make sure I’m as efficient as possible. Systems and technology all become super important and learning to use them properly to your advantage helps a happy home! 🏠

😁 Such an exciting time hearing people discuss rates on the elevator, sidewalks, streets! Talking about this announcement today!

Today, the Bank of Canada increased the interest rate by .25, from 4.5 to 4.75 💰

What this means is if you are on a variable mortgage or have a line of credit, payment will increase slightly.

⏩️⏩️But the reality is although it may affect our wallets it should not be the deciding factor to purchase or not.

If there is an increase, we tend to adapt and adjust our budget, and well.. deal with it!

As I have grown in the mortgage business there has been a commonality among the 18 to 24 year olds who are trying to purchase a home.

They all have heard from their parents or grandparents to go and get a credit card or purchase a car with payments to build credit.

Now in some cases this maybe true but in a lot of cases this isn’t. The reason is not all car loans will report back to the credit bureau! 🚗

😬Quite often these car loans are extremely high in interest and actually hurt you financially more than anything.

⏩️⏩️Talk to a professional ask the right questions. There are always better ways to build credit, it just takes time.
