Bank of Canada Rate Announcement

This morning, the Bank of Canada raised its key interest rate by 0.25%, from 2.25% to 2.50%. This is the first increase in about three years.
This decision comes as inflation remains elevated, driven in part by higher energy prices and ongoing global economic uncertainty. The Bank of Canada is taking steps to help manage inflation and keep prices stable over the longer term.

What does it mean for your mortgage?
Variable-rate mortgages: Your lender’s prime rate is expected to rise by about 0.25%, which will increase your interest costs. Depending on your mortgage type, this could mean a slightly higher monthly payment or more of each payment going toward interest.
Fixed-rate mortgages: Your rate and payments won’t change for the rest of your term. Fixed rates follow bond yields rather than the Bank of Canada’s rate.
Coming up for renewal, or buying a home? Rates are shifting, so it’s a good time to look at your options. If your renewal is within the next 4–6 months, we can often lock in a rate early to protect you from further increases.
Home equity line of credit (HELOC): Your rate is tied to prime, so you can expect a similar 0.25% increase.

What should you do now?
There’s no need to panic. A 0.25% change is modest, and it’s worth looking at your whole financial picture before making any decisions. Every situation is a little different, so if you’re wondering how this affects your mortgage, I’m happy to take a look. We can check your payments, compare renewal / refinancing options, or talk through fixed versus variable.

If you’d like to chat, just reply to this email or give me a call. I'm here to help you understand your options and make informed decisions.
Warm regards,

A shift in Canada’s interest rate landscape.

The Bank of Canada has raised its policy rate to 2.50%, marking a 25-basis-point increase after seven consecutive holds.

Changes to the policy rate can affect variable-rate mortgages and borrowing costs, while fixed mortgage rates are influenced by different market factors.

Understanding the distinction can help homeowners and buyers make informed financing decisions.

Renewing your mortgage? There’s more to consider than just the interest rate.

Before accepting your lender’s renewal offer, it’s worth reviewing your outstanding balance, financial circumstances, future plans, mortgage features and available lender options.

Your needs may have changed since your last mortgage term, and your next mortgage should reflect where you are today and where you’re headed.

I’ll help you evaluate these six key factors, compare your options and make an informed decision before renewing.

There are scary things, and then there’s making an offer on a home without knowing whether you qualify for the mortgage.

Skipping mortgage pre-approval can turn an exciting home purchase into a frightening experience. Getting pre-approved first can help you understand your borrowing potential, establish a realistic budget and identify potential financing concerns before making an offer.

While pre-approval doesn’t guarantee final mortgage approval, it can help you avoid some of the scarier uncertainties of buying a home.

That’s where I can help! I’ll review your financial qualifications, walk you through your mortgage options and guide you through the pre-approval process so you have a better understanding of your financing before you start house hunting.

Leave the frights to the ghosts! Thinking about buying a home? Send me a message and let’s get your mortgage pre-approval underway.

Think you need a 20% down payment, a perfect credit score, or zero debt before you can buy a home? You might be surprised.

Many Canadians put their homeownership plans on hold because of assumptions about mortgage requirements that may not actually apply to them.

The reality is, mortgage qualifications depend on several factors, including your income, existing debt, down payment and credit history. And with different lenders offering different mortgage products and qualification criteria, there may be opportunities worth looking into.

Before you put your homeownership dreams on the back burner, why not find out what you could actually qualify for?

Message me and let’s review your financial picture together to see what buying a home could look like for you.

The mortgage stress test is an important part of qualifying for a mortgage in Canada, but how does it actually affect your borrowing power?

Lenders use a qualifying interest rate that’s higher than your actual mortgage rate to assess whether you could manage your payments if rates were to increase.

This can influence how much you qualify to borrow, even if the interest rate you’re offered is lower.

Have questions about how the stress test could affect your home buying plans? Message me - I’m here to help you understand the requirements and prepare for your next move.

Buying a home in Canada might be possible sooner than you think, even if you’ve only recently arrived.

Think you need years of Canadian employment and credit history before you can qualify for a mortgage? Not necessarily!

Some lenders offer mortgage programs specifically designed for newcomers to Canada, with qualification criteria that consider your income, down payment, employment, and overall financial circumstances.

Whether you’ve recently started working in Canada or are building your Canadian credit history, there may be mortgage options worth exploring.

Message me to find out which newcomer mortgage programs you may be eligible for.
