Stamp duty can cost potential home buyers upwards of $30,000, but in 2026, most states have massive "get out of jail free" cards for eligible first-home buyers.
☀️ QLD — Full exemption on established homes up to $700k. For new builds, the exemption applies regardless of the property value.
🏙️ NSW — Full exemption on new and existing homes up to $800k. Concessions apply for properties up to $1 million.
🛤️ VIC — Full exemption on homes up to $600k. Tapered concessions are available for properties between $600k and $750k.
🏖️ WA — Full exemption on homes up to $500k. Perth buyers can receive a concession on properties valued up to $700k and regional buyers can access concessions on properties valued up to $750k.
🍷 SA — Stamp duty is waived for all eligible first-home buyers building or buying a brand-new home, with no property value cap.
🍎 TAS — Full exemption for established homes up to $750k (available until June 30, 2026).
🏛️ ACT — Full exemption for properties up to $1.02M, provided household income is below the threshold (this varies depending on the number of dependents).
🐊 NT — Exemption focused on house and land packages and new builds to offset entry costs.
