You’re getting a gold star if you:

🏦 Know roughly what you want to buy before applying
💰 Have your deposit and buying costs organised
📄 Have your income and financial documents ready (usually pay slips and Income Statements, but we deal with all income types, even if you're self employed, own a business, are a contractor, receive income from a trust etc)
💳 Know what debts, credit cards and repayments you have (the less debt the higher your borrowing capacity will be, so close any non essential loans - you'll be asked for statements for all your debts)
📊 Have a clear picture of your regular expenses (lenders check this to make sure you can afford to repay the loan and keep an eye out for risky spending habits like gambling)
🧾 Have been keeping up with your repayments (if you've missed a few we can usually work it out - don't rule yourself out too quickly, talk to us first)
🔍 Have checked your credit history
🚫 Haven’t been applying for a bunch of different loans or credit cards (this will affect your credit score and not for the better)
📞 Ask questions instead of guessing your way through the process (even if you don't know the questions to ask let us know and we can let you know the ones you don't know to ask!)
🏡 Get your finance sorted before falling in love with the house, you don't have to call us but call a mortgage broker and use their experience to help you!

Being organised doesn't guarantee a loan approval, because every lender assesses applications differently, but it can make the process much smoother and gives your broker a clearer picture of your situation.
