Welcome back to FYND Out Fridays πŸ’š

This week: two real reasons a broker beats a bank.

Case one. A client with several properties, some vacant land, and a small loan of around $400k. The bank had tied up over $2 million worth of security against it. Completely unnecessary for the client. Very convenient for the bank.

Case two. A client with multiple units on one title, told by their bank it couldn't be done. So they refinanced everything with that same bank anyway. A broker would have simply matched them to a lender who could, and kept their structure intact.

Same clients. Same situations. Two very different outcomes.

This is the difference. A bank works within one product set. A broker works in your best interest.

Ever noticed you can borrow more with one bank than another, on the exact same income?

You're not imagining it. It's called a serviceability buffer. When a lender assesses you, they don't test you against today's rate. They add a buffer on top, usually around three percent, to check you could still cope if rates climbed.

Here's the part that matters. Not every lender uses the same buffer, and some read certain incomes more generously than others. Same you, same payslip, different answer.

So your borrowing power isn't one number. It's a different one at every bank. Knowing which lenders look at you most favourably is a big part of what we do.

This week: buying a property over 50 Or 60 or beyond.

We hear this one a lot. "Aren't we too old for a home loan?" Almost always, the answer is no.

Most lenders will still lend to clients in their 50's and well into their 60's. What actually matters isn't your age, it's your exit strategy. How the loan gets repaid over the life of it. That might be downsizing later, superannuation, investment income, or a combination.

Every lender treats this differently, and the difference between a lender who understands your situation and one who doesn't can be the difference between a yes and a no.
