FROM SOLO FIRST-TIMER TO JOINT INVESTOR — IN JUST 4 MONTHS!
Some of the best investment stories start with hesitation — just not always in the way you'd expect.
Our client came to us ready to make his first-ever commercial property investment through his SMSF. His spouse, however, wasn't convinced — she'd never invested in commercial property and had real questions about it.
He went ahead anyway, and settled on a medical asset on the Gold Coast, tenanted with a remaining 4 year lease — a strong first move into commercial property for his super fund.
Then something shifted.
Just 4 months later, he and his partner settled together on a retail investment in Carnegie — this time as a team, with her on board and fully invested in the process.
Another win worth highlighting - during due diligence on the Carnegie deal, our team dug into the numbers and uncovered a misrepresentation in the figures presented — resulting in a FURTHER $45,000 PRICE REDUCTION for our clients before settlement.
And they managed all of this while holidaying in Bali.
That's the value of having the right team in your corner — someone scrutinizing every number, chasing down every detail, and negotiating hard on your behalf, no matter where in the world you are. HUGE thanks to the incredible Rethink Investing team for their work getting both these transactions across the line. This is what happens when expertise meets diligence meets trust.
From skeptical to sold-on-it — together!

As the year comes to a close, I’ve been taking time to reflect on the journey of the past 12 months — the opportunities, the challenges, and the milestones achieved along the way.
I’m incredibly grateful to my clients, industry colleagues, partners, and broader network for the trust, collaboration, and support throughout the year. Being part of your investment journeys and working alongside such committed professionals is something I truly value.
Wishing you and your loved ones a very Merry Christmas, Happy Holidays, and a safe, restful break. May this time bring clarity, connection, and a chance to recharge.
I’m looking forward to 2026 with optimism and momentum — bigger goals, smarter strategies, and continued opportunities to create long-term value together. Thank you for being part of the journey.

THE VERY LAST SETTLEMENT OF THE YEAR. COMPLETED ON CHRISTMAS EVE. INCOME TODAY. SECURITY FOR THE NEXT GENERATION.
This transaction was originally planned to settle earlier. However, a manual stamp duty assessment was required, which introduced delays outside anyone’s control. Despite that, the deal was finalised today — and it could not be a more meaningful way to close out the year.
My clients are a young couple in their mid-thirties with two young children under 5.
On the advice of their financial adviser, they made a conscious decision to diversify beyond residential and focus on building long-term, generational wealth.
This asset was selected for its fundamentals:
• Double street frontage, enhancing flexibility, in a metro location with strong tenant demand
• High-yielding commercial investment
• Long-term lease with fixed 4% annual increases
• Modern build completed in 2022, offering strong depreciation benefits & minimal capital works & maintenance risk
This was not about speculation. It was about securing a reliable income today while positioning the family for compounding wealth over decades.
A big thank you to everyone involved for pushing this through right up to the line. Settling on Christmas Eve is no small effort, and it speaks volumes about teamwork and commitment.

If you are considering diversifying into commercial property and want guidance grounded in strategy, due diligence, and ex*****on, Rethink Investing is always happy to have a conversation.

CASH FLOW TODAY. GROWTH TOMORROW. INDUSTRIAL ASSETS. STRATEGIC ACQUISITIONS. REAL UPSIDE.
This is an example of buying the right industrial asset, not just buying yield. For our client, this acquisition ticked every box that matters in long-term commercial investing:
• Double income streams across two separate buildings with established & global tenants
• Strong WALE providing immediate & long term income security
• Low 17% site coverage on a large landholding, preserving future optionality
• Passing rent below market, creating rental and valuation upside
• Located in a proven regional industrial precinct with sustained tenant demand
Through rental reversion alone, the fundamentals support a meaningful uplift in income and value over time, without relying on speculation or redevelopment risk.
This is how wealth is built in commercial property: Strong land content. Durable income. Multiple exit strategies.

If you are looking to acquire an industrial or commercial investment nationally and want advice grounded in data, strategy, and ex*****on, Rethink Investing is happy to help.

THIS IS HOW INCOME GROWTH TURNS INTO CAPITAL GROWTH. CREATING VALUE TODAY. BUILDING STRONGER ASSETS FOR TOMORROW.
Not every investment is meant to be comfortable. Some are meant to be worked.
One of our clients, a seasoned retail entrepreneur, settled on a freehold mixed-use retail and office asset in Townsville — and she chose it precisely because it wasn’t a passive play. This was not for the faint-hearted. She wanted a hands-on project. She wanted the ability to transform the asset. She wanted control.
This opportunity offers multiple levers for uplift, including:
• Repositioning and upgrading the building
• Improving tenant quality and mix
• Filling existing vacancies
• Increasing under-market rents over time
• Exploring solar and renewable efficiencies
• Enhancing signage and street presence
A key driver of this acquisition was that current rents were below market. By bringing rents back in line with market levels — alongside upgrading the asset and tenant mix — income can be increased without relying on speculation. As rental income rises, the yield improves. And in commercial property, improved yield directly drives higher asset values. This is the compounding effect of repositioning: Under-market rents → market rents → stronger income → improved yield → increased property value. It’s not passive investing. It’s manufactured growth.
In her own words, after settlement (September 2025): “It was a big day, and I’m super excited to be the proud owner of a property in Townsville. I absolutely love the city; I’ve spent the last few days there and feel very lucky to be invested in the community. Thank you for all your help, you two (Nick Russell & Sutieng Mah) really are the best.”

If you’re a savvy investor who understands that uplift doesn’t come without a little risk and or effort, and you’re prepared to take on a project with upside, this is where we add the most value. If creating uplift is your strategy, reach out to us at Rethink Investing.

HIGH-PERFORMING BUSINESSES REQUIRE LOW-MAINTENANCE INVESTMENTS.
One of our recent clients is an entrepreneur and business owner who, together with his business partners, strategically merged capital to acquire a highly passive childcare asset.
This investment was selected to support long-term income certainty and minimal operational involvement, featuring:
• Freehold site in a high growth corridor
• 14 years remaining on the lease
• Six months’ rent held as a security bond
• Purpose-built and only 1 year old, delivering strong depreciation benefits
• All major capital expenditure works completed, resulting in low repairs and maintenance
• A genuinely hands-off investment, allowing the owners to remain focused on their core business
For Directors & Founders, the objective isn’t just returns — it’s certainty, simplicity, and time efficiency. Long-lease commercial assets like this can provide stable income without day-to-day management.
If you’re a busy business owner looking to invest in passive, income-producing commercial property, we can help you structure the right strategy and select the right asset.

FROM UNSURE, TO INFORMED, TO CONFIDENT COMMERCIAL INVESTOR!
One of our recent clients was completely new to commercial property investing and, like many first-time buyers, felt uncertain about where to start and how to assess risk.
Rather than rushing a decision, they took the extra initiative to complete our Commercial Property Investing Online Course, which gave them the clarity and confidence to move forward.

As a result, they successfully secured a high-yielding passive retail fitness gym asset with:
• 4 years remaining on the lease
• 4% annual rent increases
• Street frontage in metro Melbourne
• Global franchise tenant
