TYPES OF SERVICE PACKAGES ON OFFER:

This is offered to members without plots. The full package consists of a titled plot and a fully functional built

2. HALF PACKAGE:
This service is offered to members who own titled plots. The half package consists of a fully functional built
modern house on your plot.

3. EXTRA PACKAGE:
This service is offered to members who wish to own an existing house being sold on the open housing market by
individual property owners. MENDEZ ESTATES will buy the house on your behalf. The house is then offered to you
on RENT TO OWN terms and conditions which finally becomes yours at the end of the rental period. NOTE: This RENT TO OWN a house service is available in Zambia to members only across the country. TYPES OF HOUSES ON OFFER:

1. Standard two bedrooms with MSC + (total house cost to be advised)

2. Standard three bedrooms with MSC + (total house cost to be advised)

3. High Rise flats or Apartments with MSC +(total house cost to be advised)


HOW DOES THIS WORK:

1. Suppose the total cost of a newly built complete house, which includes the cost of a plot, land clearing,
surveying, drawings, water, electricity, and labor is ZMW1000, 000.00 (One million Zambian Kwacha);

2. You will be required to pay off this total cost of the house in equal instalments whilst living in it, by simply
paying down every month through your monthly rent payments.

3. That means, every rent paid every month, is your part payment towards the full cost of the house.

4. Once this total cost of the house is paid in full, the house automatically becomes fully yours together with title
deeds.

5. And in case of your premature demise, your house is surrendered to your immediate family together with title
deeds while the balance is paid off by an insurance company.

6. To start with, you must be a registered member of the home ownership community at MENDEZ ESTATES. PAYMENT PERIOD:

Your choice of payment period is dependent on your disposable income

1. 5 years = 60 months

2. 10 years = 120 months

3. 15 years = 180 months

All potential clients:

PROGRESS CHECK-LIST

Dear Client,

Here is a progress checklist for STEPS to follow as procedure in order for your building project to quickly get funded by MENDEZ ESTATES.

The funding includes purchasing of all building materials needed to complete your house building project and payments for bricklayers or contractor as per our contract.

STEP 1: LANDOWNER:

- You must be a residential landowner anywhere within Zambia with papers in your name or title deeds. (Traditional land is not included)

STEP 2: JOIN MEMBERSHIP:

- You must be a registered member of MENDEZ ESTATES as our services are only provided to our members only. Thus, to get started on your way to home ownership, request membership forms through E-mail or simply download them from the website.

STEP 3: SUBMIT KYC:

- You should fill in and submit the KYC forms together with your NRC copy and pay-slip or bank statement. Request these KYC forms through E-mail or simply download them from the website.

STEP 4: HOUSE PLANS:

- You should submit Architectural drawings also known as house plans of the house to be built. These drawing should be in both 2D and 3D. (If you do not have one, we can help).

STEP 5: BILL OF QUANTITIES:

- You should submit a prepared Bill of Quantities for this house. The bill of quantities is an estimate of how much your house will cost prepared by a quantity surveyor. (If you do not have one, we can help).

STEP 6: LAND SURVEYOR:

- Our land surveyor will be sent to survey your land

STEP 6: SIGN CONTRACT:

- We shall then proceed to sign the contract

STEP 7. INITIAL DEPOSIT:

- Submit a deposit slip as proof of initial Deposit

STEP 8: BUILDING PERMIT:

- Submit to us a building permit from local authority

STEP 9: CONSTRUCTION BEGINS:

- Delivery of building materials and construction to begin
