This RENT TO OWN A HOUSE home ownership housing scheme is an alternative access to home ownership through a rent-based financing structure that ultimately transfers ownership of the rented home with its title deeds to the tenant by the end of rental period. What this simply means is, to own a property, you no longer need to borrow a loan or mortgage anymore. You simply sign a property purchase contract instead of a tenancy agreement, then begin paying down through monthly rent. You finally own the property the moment you finish paying for it with the last rent. This alternative access to home ownership offers a great opportunity to ordinary people who face barriers accessing mortgages to own homes and live in dignity. MENDEZ ESTATES believes, this new way to own property - RENT TO OWN A HOUSE - has the potential to make access to home ownership easier for the majority and essentially save them from exploitation by few landlords. This alternative financing method removes all cumbersome barriers synonymous with access to home ownership and the sheer need for mortgages. WHAT WE DO:
We provide a home ownership housing scheme called RENT TO OWN A HOUSE to members across the country. HOW WE IT:
1. We BUY land across the country
2. We SUBDIVIDE this land into titled plots
3. We DISTRIBUTE these subdivided plots among our membership
3. We BUILD houses on each of these subdivided plots for our members, and then,
4. We SELL these houses to each of our members through a RENT TO OWN A HOUSE payment system
5. We also do much more than this as here below:
TYPES OF SERVICE PACKAGES ON OFFER:
1. FULL PACKAGE:
This is offered to members without plots. The full package consists of a titled plot and a fully functional built
modern house.
2. HALF PACKAGE:
This service is offered to members who own titled plots. The half package consists of a fully functional built
modern house on your plot.
3. EXTRA PACKAGE:
This service is offered to members who wish to own an existing house being sold on the open housing market by
individual property owners. MENDEZ ESTATES will buy the house on your behalf. The house is then offered to you
on RENT TO OWN terms and conditions which finally becomes yours at the end of the rental period. NOTE: This RENT TO OWN a house service is available in Zambia to members only across the country. TYPES OF HOUSES ON OFFER:
1. Standard two bedrooms with MSC + (total house cost to be advised)
2. Standard three bedrooms with MSC + (total house cost to be advised)
3. High Rise flats or Apartments with MSC +(total house cost to be advised)
HOW DOES THIS WORK:
1. Suppose the total cost of a newly built complete house, which includes the cost of a plot, land clearing,
surveying, drawings, water, electricity, and labor is ZMW1000, 000.00 (One million Zambian Kwacha);
2. You will be required to pay off this total cost of the house in equal instalments whilst living in it, by simply
paying down every month through your monthly rent payments.
3. That means, every rent paid every month, is your part payment towards the full cost of the house.
4. Once this total cost of the house is paid in full, the house automatically becomes fully yours together with title
deeds.
5. And in case of your premature demise, your house is surrendered to your immediate family together with title
deeds while the balance is paid off by an insurance company.
6. To start with, you must be a registered member of the home ownership community at MENDEZ ESTATES. PAYMENT PERIOD:
Your choice of payment period is dependent on your disposable income
1. 5 years = 60 months
2. 10 years = 120 months
3. 15 years = 180 months
4. 20 years = 240 months
5. 25 years = 300 months
6. 30 years = 360 months
7. 40 years = 480 months
8. 50 years = 600 months
