You earn R60k. The bank might only work with R48k.

Banks discount income they don't think is reliable. Commission is usually counted at around 80%. Overtime closer to 60%. Bonuses and expense reimbursements often don't count at all.

This is why a prequalification done on gross income is worth very little. We work on what the bank will actually use, and on the most conservative case, so the number we give you is a number you can act on.

That means it doesn’t show as a credit enquiry and doesn’t affect your credit score in any way.

It simply gives us the information we need to assess your affordability, understand your credit profile and give you a realistic idea of what you could qualify for before you start applying to banks.
