Soccer coach Sam Allydice once tried to motivate his players for a match against Manchester United by making his players watch movie clips from 300 and Gladiator. By the time the match against Manchester United was finished Manchester United had thrashed Allydyce's team 7-1 😂! I'm a property developer with an architecture background and this is tower is called 432 Park Avenue in New York. Its supposed to be a masterpiece design & genius property development deal. It's an apartment tower that sold for nearly $3 billion with billionaires buying each unit for about $100 million. Then the drama started. The design is too thin and didn't factor in the wind. Water intrusion. Mechanical failure. Enormous repair bill. Operating costs skyrocketed. Then the billionaire apartment owners sued the developer. Total disaster. Sometimes in life just knowing the basics of design and property development makes all the difference. Reminds me of Sam Allydice and building a vision of how soccer works out of watching movies 😂!

I took this on my way to a Jozi mall today. I'm working on a business development framework for 1 of my client's property developments. It's the admin stuff that u do to make sure that lawyers don't take my clients property away & the taxman dont eat too much of the profits & to make sure the property eventually gets passed on to their kids without drama. I do this in collab with my client's lawyer & accountant. My 2 masters degrees from Wits & reading tons of books & annual reports of property companies did a thorough job of teaching me how to build a fortress around my clients properties. Simple stuff like how u sign papers & how your tenants pay rent can get your property taken away from u 😳! Even raising funds for a property deal & innocently bypassing certain rules can land u in jail. Beyond being paid for what i do - it's always a privilege when I empower my black South African brothers with value beyond the deals that I put together for them. Property development is not a career 4 me - it's a calling 😍

I took this pic in Joburg CBD yesterday. After 30 years on and off living in this city I'm finally inventing commercial property developments in this amazing city. So I'm literally getting to shape how this city grows. Gauteng alone contributes to 5% of Africa's GDP. Joburg is virtually only alpha class city in the world that is not next to a body of water and until recently it was the only alpha class city which didn't have a transit rail system. With a population of 5 million people - 1 million people pass through Joburg CBD every single day. Best of all - this primate city is LITERALLY built on gold 😳! How do people fail to make money in a city that is built on gold 🤔? They say if u ever wanna be a good property developer u gotta know how to "read" a city. I gotta say it's an amazing privilege to structure property development deals for such a rich and diverse city like Johannesburg 😍!

The other side of property development is construction administration 😍! I took this today on site in Jozi. I have been doing site admin for over 20 of my 30 years in this business and I NEVER get tired of it. It's tons of fun. The diverse amount of people and skills u meet in South Africa is mind blowing. I get to work with all types of people from all over the place. Construction admin is not child's play. Every single cent has to be accounted for - LITERALLY. People can die on site if u don't follow health & safety protocols. The client & community have to be integrated hands on in all aspects. Trust me - leadership & communication & decision making are central. Repoetubv itself os a craft. After decades of doing this is I now know construction administration like the back of my hand. I absolutely love this part of property development.

Do u know that the most solid proof outside the Bible that we have of Jesus's existence was from a pharisee 😳! Meet Flavius Josephus, the man who was born into Jewish royalty about 5 years after Jesus left us. Josephus trained extensively in all 3 Jewish religious sects - as a pharisee, sadducee and as an essene (essenes are the guys who gave us the dead sea scrolls). After visiting Rome he got convinced that Jews would never defeat the mighty Roman army. So after becoming a Jewish warlord Josephus defected and started helping the romans to conquer the jews. He wrote everything that happened in Jerusalem during & after Jesus life on earth. Josephus was both a Jew and a Roman citizen and supporter so he was NOT a Christian. Bcos of him we know how Jerusalem was destroyed in AD70 and the life of the early Christians. Best of all - as a non Christian writer - in his book "Antiquities" he described Jesus as a muracle worker and a man sent of the gods 😳! How about that - JESUS IS GOD FOLKS 🤔?

Here it is folks. I have just finished drawing up these gorgeous 3d renders. It's for a convenience shopping center which I invented as the property developer and designed in collaboration with registered architects (i also trained in architecture). It's gonna be built right here in Gauteng. My client is a black South African entrepreneur (I'm from Zimbabwe). I'm learning so much about hustling and making things happen from him. In return I'm selling him my skills as a property developer and business consultant (i get to use my MBA a lot when structuring property deals) who has spent decades in architecture. That's what i mean when i say I'm living my best life folks. Doing what I love on my own terms and only with people I like. Its called LIFESTYLE ENTREPRENEURSHIP 😍!

SMALL WORLD: Today I was reading the amazing story of how the Assyrian warlord Sennacherib besieged Jerusalem. Eventually King Hezekiah worked with the prophet Isaiah to ask the Lord to save them & God killed 185 000 in 1 night. Before attacking Jerusalem Assyria had raided the next door city of Lachish and deported all the people to Nineveh. The story is in the Bible (2 Kings 18). Archeologists have dug up the city of Lachish & found direct evidence of the Assyrian attack & weapons & siege ramp in that Judean city. In Nineveh, separate archeologists also found a mural of Lachish prisoners of war being deported from Judea to Nineveh (this mural is now in the British Museum). All this happened in 701BC. After conquering Lachish, the Assyrians had planned to take Jerusalem & that's when God intervened. THE STORIES IN THE BIBLE ACTUALLY HAPPENED FOLKS 😍!

Listening to "Nothin' but a G Thang!" by Dr Dre and Snoop Dogg. I have been following the unbelievable true story of Death Row Records - how these boys started the hip hop music movement from jail cells some of them serving life sentences 😳. Reminds me a lot of my South African clients who i call my black brothers (I'm proudly Zimbabwean 😋). I have known a lot of them for up to 15 years. From the time when they were "gangsters" in the township economy to when they clawed out of the ghetto thru government tenders. Now I'm inventing commercial property developments with some of these boys. It's been a lifelong friendship I gotta say. They are the ones who have inspired my "bad boy brand" which has been working so well for me. Credit to Death Row Records and Dr Dre and Snoop Dogg and Tupac for having the way for the rest of us underdogs to follow 😍!

When a Property Developer is trained in architecture 😍! So this is my life folks - this is how I make my money. I invent Property Development projects and I work together with my investor clients to design and draw them up in direct collaboration with registered architects. So I get to be in architecture and i get to invent my own work. Better still - I get to work with who I want & I get to work at my own pace and I decide what kinda properties I want to develop. And I get paid for it 😂! What u are seeing are actually some of the live projects currently on my plate. I'm even working towards buying land and developing viable projects to rent & to sell - for profit and for passion (that's "the promised land" for me). The kind of employment generation u create from thin air as a propert developer is mind blowing 😍! That's what a degree in Architecture and a Masters in Peoperty and & Masters in Business all from Wits University gets u boys & girls. Lifestyle entrepreneurship at its best 👌! Thank you Jesus 😊!
