HEY THERE my favourite real estate agent! 👋 I know you've probably been sitting back waiting on me to cover Bond Cancellation, so I'm here to deliver...😘
I've been doing conveyancing for over two decades, and in that time the NUMBER ONE thing I saw (and still see!) real estate agents struggling with is explaining to Sellers that if they have an existing bond over the property, the existing bond first need to be cancelled in the deeds office by the attorneys, which is a registration process- and takes TIME and has costs involved.
Here are the THREE MOST IMPORTANT points to cover with your seller when discussing :
🏡 Ask the seller if there is an existing bond over the property.
🏡 Where there is an existing bond, you must inform the seller that the bond needs to be cancelled by the attorneys and that there is a cost involved.
🏡 Don’t forget to remind the seller that they need to inform their bank with their intention to cancel the bond a.s.a.p. to avoid any unnecessary penalties from the Bank.
