Our core strength lies in the offering and provision of various forms of short term bridging finance. The primary focus here is on the offering of the below mentioned products. These products are designed to provide upfront cash flow to corporate entities and individuals in transactions where there is a sale of a property or registration of a new bond pending. The demand arises due to the time period taken in the conveyancing process to ultimately register the transfer of a property or bond, in the Deeds office. In the case of the sale of a property, this time period is typically between 60 – 90 days and the seller only receives payment of the proceeds from the sale upon registration.

Property Buying Tip: When evaluating a property, think about your long-term needs, not just your current situation.
Will the house still work for you in five or ten years? Consider factors like the potential for a home office, space for a growing family, or accessibility as you age.

Additionally, look at the potential for adding value. Is there room for an extension or a cosmetic update that could significantly increase the property's worth? Buying a home with future adaptability in mind is a smart investment strategy.

In South Africa, bridging finance for property sellers is straightforward but knowing the requirements upfront saves you time.

✅ WHAT COD REQUIRES FROM THE CONVEYANCERS:
1. Signed Sale Agreement / Offer to Purchase
2. Proof of finance - bond instruction, guarantees, or proof of funds in trust
3. Bond cancellation figures (if there's an existing bond to cancel)
4. A rates statement from your municipality
5. Homeowners / levy statement (if applicable)

✅ WHEN DOES COD PAY OUT?
Once all material conditions in the sale agreement are met, 100% of the purchase price is secured, and the transferring attorneys have issued an undertaking COD processes your advance, often the same day.
This is property-backed, not income-based.
Questions? We'd love to help.

🏡 Bond approved… but why is registration taking so long?

Your bond is approved. The bank has agreed to lend. On paper, everything is in place. Yet the funds are still out of reach, and the waiting period begins.

Estate agents are generally aware of bridging finance but many are less familiar with how to structure it effectively with the right partner.

In South Africa, commission is only paid once a property transfer registers, which can take weeks or months.

Bridging finance allows you to access up to 80% of your commission once it’s confirmed before registration.

The advance is settled directly from your commission on transfer, with no repayments required from you.

The difference lies in working with a provider who understands the process and works seamlessly with conveyancing attorneys.

COD Bridging Finance supports estate agents across South Africa with fast, reliable commission advances.
