Insurance myth vs reality: “The body corporate insurance will pay for termite damage.”
Reality: Most policies exclude damage caused by insects, vermin, birds or pets.

Examples typically not covered include:
• Termites damaging cupboards
• Rats chewing electrical wiring
• Birds nesting in ceilings
• Pets damaging doors or fittings

Insurance is designed for sudden events, not gradual infestation or animal activity.
Trustees who understand policy exclusions manage schemes better.

Cracks, sagging or stains - claim or wear and tear?

Ceiling damage is one of the most reported issues in sectional title schemes.
But here’s what insurers look at:
• Was it sudden?
• Was it unforeseen?
• Was it caused by an insured event?
If not, it’s likely wear and tear.

We’ve summarised the common scenarios on our latest page - including leaks, sagging ceilings and collapses.

Reading this may help your insurance claim advance quicker and further: https://ow.ly/nMac50YMnC7

“Why was this water damage claim rejected?”

In many cases, the answer comes down to one thing - sudden burst vs gradual leak.

Insurance covers sudden and unforeseen events - not gradual deterioration

We explain it simply here: https://ow.ly/hPIp50YMnAZ

Settling claims in sectional title.

In sectional title, claims aren’t about payouts, they’re about putting things back the way they were.
The Sectional Titles Schemes Management Act 8 of 2011 is clear - Insurance proceeds are for reinstatement of damage.

That means:
• No cash in lieu of repairs
• No early set-off against arrears
• Repairs come first

Trustees manage the claim. Owners assist as witnesses.
Handled correctly, claims protect the scheme - not just the individual.

Liability claims in community schemes - a common misunderstanding.

When a gate, boom, roof tile, or common property causes damage or injury, many trustees and owners assume: “The insurer will just pay.”

In reality, liability claims are legal matters, not normal insurance claims.
• Negligence must be proven
• The insurer’s role is defence, not service to the complainant
• Trustees should never admit liability or engage informally
• Process and wording matter more than most realise

We’ve put together a clear, practical explainer blog article (including further resource links on the subject) on how liability claims should be handled, and just as importantly, what not to do.

This includes guidance on:
• Managing third-party expectations
• Protecting the body corporate or HOA
• Avoiding costly and irreversible mistakes

Blocked pipes - insurance or maintenance?

This question comes up again and again in community schemes.
• The blockage itself? Usually maintenance.
• The plumber to clear it? Maintenance.
• Sudden water damage caused by it? Often insured (resulting damage only).
• Slow damp, mould or long-term leakage? Not insured.

We’ve laid this out in a simple, practical scenario guide for trustees and managing agents: https://ow.ly/tvM750YMnzw

Water damage - Calm reassurance.
Seeing water stains, mould, or a damaged ceiling can be stressful, especially when you’re unsure who is responsible or whether insurance applies.

Not every water issue is a claim.
But every water issue does need the right next step.

Our About Water Damages page explains:
• When damage may be insured
• When it’s usually wear and tear
• Why identifying the cause comes first

Clear information early can save time, cost, and frustration later: https://ow.ly/gSoW50YMnyo
