๐ก Understanding Property Valuations: Who Does What?
In a property transaction, both the bankโs property assessor and a professional property valuer play important but very different roles.
๐น Bank Property Assessor~
The bank appoints an assessor to protect its lending risk. Their role is to confirm that the propertyโs value supports the loan amount being applied for. The assessment is typically brief and focuses on market value, condition, location and comparable sales โ ensuring the bank is not over-financing the purchase.
No thorough inspection takes place, sometimes even a desktop valuation is applied.
๐น Professional Property Valuer~
A professional valuer works independently, often for the buyer, seller or legal purposes. Their valuation is far more detailed and may be required for estate planning, divorce, tax or disputes.
This report includes in-depth analysis, methodology and supporting data and is legally defensible. This service attracts a fee.
