Weekly Market Update – What It Means for Buyers & Sellers

A few key trends we’re watching this week:

Inflation Signals Are Mixed
Recent reports show inflation isn’t rising as quickly as expected, which is a positive sign for the overall economy.

Energy Prices Are Easing
Lower oil prices are helping reduce inflation pressure, which can influence broader financial markets.

Consumer Confidence Ticked Up
We’re seeing a slight improvement in how consumers feel about the economy—important since consumer spending drives a big portion of market activity.

Global Events Still Matter
Ongoing international developments could impact markets in the short term, creating some volatility.

What This Means Locally (CSRA / Augusta Area):
Even with national and global uncertainty, our local real estate market continues to benefit from steady demand and strong community growth.

Bottom Line:
Markets are still adjusting, and week-to-week changes are normal. The key is having a strategy and guidance when making real estate decisions.

Thinking about buying, selling, or refinancing?
I’m always happy to talk through your options.

Augusta & CSRA Real Estate Market Update – June 2026 🏡

The local housing market across Augusta and the CSRA is continuing to shift toward more balanced— slightly buyer-friendly—conditions this summer.

Here’s what the data is showing right now:

Home prices remain steady overall

• Median sold price in Augusta: ~$225K–$230K

• Columbia County highlights:

• Evans: ~$430K median

• Grovetown: ~$285K–$315K median

More inventory = more opportunity

• Active listings up ~27% year-over-year in Augusta

• Around 1,200+ homes currently on the market locally

• Supply levels in some CSRA areas are 6–7 months, indicating a balanced to buyer-leaning market

Homes are taking longer to sell

• Average days on market: ~60–65 days locally

• Many homes are selling below asking price (about 97% of list on average)

✅ Negotiation is back

• Majority of homes are selling under list price

• Price reductions and seller concessions are becoming more common across the CSRA

What this means for you:

🔹 Buyers:

You have more leverage than in recent years—more homes to choose from, more time to decide, and better negotiating power.

🔹 Sellers:

Homes are still selling, but pricing correctly and presentation matter more than ever in today’s market.

The bottom line:

The Augusta / CSRA market is no longer the fast-paced seller’s market we saw before, but it’s also not a downturn—it's a healthier, more balanced environment.

Every neighborhood—from Martinez and Evans to Grovetown and Augusta—can perform differently.

U.S. Real Estate Market Update – June 2026

The housing market continues to shift as we move into summer, with more balanced conditions emerging across many areas of the country.

✅ Inventory is improving – More homes are coming on the market compared to last year, giving buyers a bit more choice.
✅ Interest rates remain a key factor – Buyers are still rate-sensitive, but many are adjusting expectations and re-entering the market.
✅ Home prices are stabilizing – In many regions, price growth has slowed, though values remain steady overall.
✅ Homes are taking longer to sell – Days on market have increased slightly, creating more opportunities for negotiation.

What this means:
Whether you're buying or selling, today’s market requires strategy, flexibility, and strong local insight. Every market is different, and conditions can vary by neighborhood.

2026 Economic Update & What It Means for Real Estate

The global economy in 2026 is in a “reset and stabilization phase.” Growth is steady but slower, as countries continue working through inflation pressures, supply chain adjustments, and global uncertainties. This environment is directly influencing the real estate market here in the U.S.

🇺🇸 What’s Happening in the U.S.

The U.S. economy has remained resilient, supported by a strong labor market and consistent consumer activity. At the same time, affordability pressures and the cost of living have created a more cautious and thoughtful buyer.

Translation: People are still moving, buying, and investing—but they’re making more strategic decisions.

Impact on Housing Market

1. A More Balanced Market

We’re seeing a shift away from the extreme seller’s market of recent years toward something more balanced.

Buyers have more time to make decisions
Sellers need to be more competitive

2. Home Prices Are Leveling Off

After years of rapid appreciation, home values are stabilizing instead of rapidly increasing.

Translation:

Sellers aren’t seeing huge price jumps
Buyers aren’t facing the same level of bidding wars

3. Inventory Is Gradually Improving

More homes are starting to hit the market as builders increase activity and some sellers re-enter.

Translation:

More options for buyers
More normal market conditions returning

4. Affordability Remains a Key Factor

Affordability continues to be one of the biggest challenges for many buyers, shaping how and when people enter the market.

Buyers are adjusting expectations
Creative financing and strategy matter more than ever

The Big Picture

2026 is shaping up to be a transition year for real estate:

More balanced conditions
Steady (not rapid) price movement
Improved inventory
Practical, strategic decision-making

What This Means

Buyers:
The market is offering more opportunities and less pressure than in recent years.

Sellers:
Proper pricing and presentation are more important than ever.

Investors:
Opportunities are re-emerging as the market becomes more predictable.

Final Thought

We’re moving from a fast-paced, emotional market to one that’s more measured and strategic—and that’s a healthier environment for everyone.
