Add up every mortgage payment you'll make over 30 years.

Most Canadians never run this number, because it's uncomfortable. On an average Canadian mortgage, the total paid to the bank can add up to far more than the price of the house.

Grab a calculator and your mortgage statement and try it. Once you see the real figure, restructuring your mortgage can stop looking aggressive and start looking obvious.

I don't pay off my mortgage. I put it to work. That's why I use the Smith Manoeuvre.

Your HELOC can help make your mortgage tax-deductible.

With a readvanceable line of credit, every dollar you pay down on your mortgage can be reborrowed and invested. The interest on that borrowed money can then be claimed as a tax deduction. It can also be set up so it doesn't cost you a single extra dollar out of pocket each month.

That's the Smith Manoeuvre. I don't pay off my mortgage. I put it to work.

Confirm your basement suite is legal before counting on the rent.

Lots of homes are sold with a suite the city never authorized. No permits, not up to code, and it still rents fine until something goes wrong.

That's when insurance may not cover a claim, a lender may not count the income, and the city can order the suite shut down. The income you planned around can disappear.

If you're buying a place for the suite or already renting one out, confirm it's authorized first. Details vary by municipality, so keep that in mind when you check.

The Smith Manoeuvre only asks one thing of you.

It isn't complexity, and it isn't nerve. It's patience.

This is a 10-to-25-year strategy. The willingness to keep walking the same path for 10, 15, even 25 years is what gives it room to compound.

Some days will feel slow. Take a breath and keep going.

Canadians can write off mortgage interest too, if it's structured right.

The Canadian tax code rewards borrowing to invest. So the idea is to turn your mortgage debt into investment debt, and the interest on that borrowed money can become tax-deductible.

Every time you pay down your mortgage, you borrow that same amount back and invest it. Your mortgage shrinks, your investments can grow, and the cycle repeats. It's called the Smith Manoeuvre, and it uses no extra dollars from your bank account each month.

What the Smith Manoeuvre can look like at the end.

Your mortgage can get down to zero, with no non-deductible debt left. That can happen years earlier than you'd expect.

Along the way, your tax-deductible HELOC grows to about the size your mortgage used to be. Over probably 15 to 30 years, you use that money to buy investments. If those investments grow, their value can end up well above what you owe on the HELOC.

Then you hold your home and your investments in full, and you choose whether to pay off the deductible debt or carry on. Everyone's situation is different. Talk to a qualified professional before making changes.

Know how your lender calculates your break penalty before signing.

Break a fixed-rate mortgage early to move or refinance, and you can run into something called the interest rate differential, or IRD. Depending on your rate, your balance and how your lender calculates it, it can run into the tens of thousands of dollars.

Most people only find out when they're already committed to moving. That's the worst time to learn it.

I'm not saying never break your mortgage. Sometimes it's worth it. I'm saying read how the penalty is worked out before you sign, because lenders don't all do it the same way.

Every mortgage payment can open up borrowing room again.

Picture your mortgage as a jar of marbles. With a traditional mortgage, each payment takes a marble out and it's gone for good.

With a readvanceable mortgage, a home equity line of credit (HELOC) is attached. As you pay down the mortgage, that same room is added to your HELOC, so you keep control of it.

You can borrow it back for any purpose. In the Smith Manoeuvre, I use it to invest. When the borrowed money goes into investments that earn income, like dividends, the interest on that loan can be tax-deductible.

The same small move, repeated for 300 months.

Wealth (like fitness) usually isn't one big move. It's one unremarkable move made over and over.

With the Smith Manoeuvre, the idea is to reborrow and invest every mortgage payment, quietly, month after month. 300 months is 25 years. Any single month is forgettable, and that's the point. It's boring by design.

The Smith Manoeuvre, explained in the simplest way I can.

If you own a home in Canada, this is a strategy worth knowing about. For the right person, it can be life-changing.

The goal is to build wealth. It does that with two pillars: tax refunds and keeping your cash flow the same.

Your monthly cash flow stays where it is. The strategy uses Canadian tax law to help amplify your tax refunds and your tax efficiency through how your mortgage is set up.
