In the late 1990s, the fee for obtaining a tri-merge credit report in the mortgage industry was $15.00. However, the current trend indicates a significant increase, with charges exceeding $100 for the same credit report today. Despite advancements in technology facilitating data collection, the anticipated reduction in report costs has not materialized, and instead, the expenses have risen considerably.
1) Inflation: The general increase in prices over time, driven by inflation, has contributed to the higher cost of credit reports.
2) Enhanced Data Accuracy: The demand for more accurate and comprehensive credit information has led to improvements in data quality, requiring additional resources for verification and validation.
3) Regulatory Compliance: Stringent regulatory requirements and compliance standards in the financial industry have necessitated increased diligence in collecting, processing, and securing credit data, adding to the overall cost.
4) Technological Advancements: While technology has streamlined certain processes, the adoption of advanced and secure technologies to safeguard sensitive credit information comes with its own set of expenses.
5) Increased Consumer Protection Measures: With a growing emphasis on consumer protection, there are additional safeguards and protocols in place to ensure the responsible handling of credit data, contributing to higher operational costs.
6) Market Dynamics: Changes in the competitive landscape and market dynamics can influence pricing strategies, with companies adjusting fees based on factors such as demand, competition, and perceived value.
7) Risk Mitigation: Lenders and credit reporting agencies invest in sophisticated risk mitigation measures to assess and manage potential financial risks, which can result in higher operational costs reflected in credit report fees.
Now here is a few ways we may bring down the cost of credit reports and number 4 is my favorite.
1) Efficiency Through Technology: Leveraging advanced technologies, such as automation and artificial intelligence, can streamline the credit reporting process, reducing the manual workload and operational costs associated with data collection and verification.
2) Standardization and Collaboration: Establishing industry-wide standards and fostering collaboration among credit reporting agencies and financial institutions can lead to more efficient and cost-effective data sharing. Standardization may simplify processes and reduce redundancy, ultimately lowering the overall cost of credit reporting.
3) Regulatory Reforms: Implementing regulatory reforms that promote efficiency without compromising data accuracy and security can contribute to cost reduction. Streamlined compliance requirements and a clearer regulatory framework may enable credit reporting agencies to operate more efficiently and pass on the savings to consumers.
4) Ending the Tri-Merge credit - I heard this idea discussed in a recent meeting, suggesting the discontinuation of using all three bureaus and transitioning to utilizing two, selecting the lower of the two scores. This approach aims to foster competition among the major three bureaus, potentially prompting them to reduce their costs to ensure inclusion among the two scores being assessed.
The Mortgage Bankers Association (MBA) president and CEO Bob Broeksmit said that, “In light of these media reports about another round of unexplained sharp price increases, we reiterate our concerns about the lack of transparency into the factors that are driving these pricing changes.”
How can all of them have a price increase at the same time, unless it is fixed?
Tell me what you think about the price of credit reports? Why do you feel they went up so high, so quickly? Who is really getting paid?
As a Mortgage Lender we can not profit off of the credit report. A common practice however is to over disclose the cost because it is better to offer a reduction and if it is under disclosed we have to eat the cost of the balance we did not disclose.
