𝗥𝗲𝗰𝗮𝗽 𝗼𝗳 𝗹𝗮𝘀𝘁 𝘄𝗲𝗲𝗸: 𝗥𝗮𝘁𝗲𝘀 𝗿𝗲𝗺𝗮𝗶𝗻 𝗹𝗼𝘄 👍
Average mortgage rates ended the week largely unchanged, maintaining some of the lowest rates seen in months. Concerns about last week's Fed meeting proved unfounded, as the Fed committed to maintaining efforts to support the economic recovery.

𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝘄𝗶𝗹𝗹 𝗿𝗲𝗺𝗮𝗶𝗻 𝗹𝗼𝘄 👍
Rates this week are not likely to move up or down much, but we could see some small day-to-day movements in rebate pricing (the credit you get towards closing costs from your lender, or the fee you pay to get a lower rate, often called 'points'). There is not a lot of risk right now in seeing rates creep up if you are house hunting, and it is a great time to talk with your trusted mortgage professional if you're considering refinancing.

🏡 𝗪𝗵𝗮𝘁'𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
- Fed stimulus: Last week the Fed committed to maintaining the current pace of bond buying for the foreseeable future, which is helping to keep mortgage rates low.
- Economic data: Although there is quite a bit of economic data scheduled for release this week, there is not much market moving data to be concerned about. However, Friday's jobs data could have an affect on rates near the end of the week.

What is the difference? 🤔

👉 Getting prequalified is the process of providing a mortgage lender with some background information like your credit, income, and expenses so the lender can help you determine how much you can afford and what you are likely to qualify for.

👉 A preapproval, however, means you've provided the lender with proof of your income and assets and had a credit check to determine exactly how much you can be approved for. In some cases, a preapproval can show you are approved for a loan before making an offer, which makes your offer stronger and could help you win a bidding war.

Average mortgage rates improved once again last week, despite a much higher likelihood that we were going to see rates worsen. There wasn't any particular reason for the rate improvement, it was more an effect of market trends.

𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝘄𝗶𝗹𝗹 𝗿𝗲𝗺𝗮𝗶𝗻 𝗹𝗼𝘄 👍
Rates this week will be influenced by the Fed and some economic data, and are likely to end the week near the same levels we start at. The recent string of rate improvement makes it a great time to talk with your mortgage professional about refinancing or purchasing a home.

🏡 𝗪𝗵𝗮𝘁'𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
- Fed stimulus: The Fed continues to buy Treasuries and mortgage bonds, helping to keep rates low.
- Economic data: Lots of housing data this week, but that data won't affect rates. Inflation data later in the week could have some effect though.
- Fed meeting: Wednesday the Fed will release a policy statement from this month's meeting. Although the Fed won't raise policy rates, investors will be looking for signals for upcoming reductions to asset purchases which have been keeping rates low. We could see some volatility if investors find any Fed comments that cause concern.

𝗥𝗲𝗰𝗮𝗽 𝗼𝗳 𝗹𝗮𝘀𝘁 𝘄𝗲𝗲𝗸: 𝗥𝗮𝘁𝗲𝘀 𝘀𝗹𝗶𝗴𝗵𝘁𝗹𝘆 𝗶𝗺𝗽𝗿𝗼𝘃𝗲𝗱 👍
Average mortgage rates improved slightly last week, after rate markets improved despite data showing inflation was rising. The increase to inflation was expected though, and fell within the range that markets have already priced in when rates rose a few weeks ago.

𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝘄𝗶𝗹𝗹 𝗿𝗲𝗺𝗮𝗶𝗻 𝗹𝗼𝘄 👍
Rates tend to move in cycles, and we're likely to see some pullback this week that would see slightly worse rates on average after improving steadily the last few weeks. There isn't any economic data this week that will affect rates though, and market sentiment is still positive, so even if we do see rates worsen it shouldn't be much. In fact, there is a much smaller chance that we could see rates slightly improve this week, but the current technical indicators make that much less likely.

🏡 𝗪𝗵𝗮𝘁'𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
- Fed stimulus: The Fed continues to buy Treasuries and mortgage bonds, helping to keep rates low.
- Bond technicals: Lenders set mortgage rates based on the pricing of mortgage bonds, and we could see bonds lose some ground this week pushing rates slightly higher.
- Market sentiment: Investors are comfortable investing in bonds at these yields, helping keep rates low.

"𝗪𝗵𝗮𝘁 𝗶𝘀 𝘁𝗵𝗲 𝗱𝗶𝗳𝗳𝗲𝗿𝗲𝗻𝗰𝗲 𝗯𝗲𝘁𝘄𝗲𝗲𝗻 𝘁𝗵𝗲 𝗔𝗣𝗥 𝗮𝗻𝗱 𝘁𝗵𝗲 𝗶𝗻𝘁𝗲𝗿𝗲𝘀𝘁 𝗿𝗮𝘁𝗲?" 🤔

👉 Answer: One of the most confusing aspects of a mortgage is trying to compare interest rates and APRs. Here is a simple explanation to make it easy for you to get a low rate mortgage without the hassle.

The interest rate is only the interest that you will pay on the mortgage. Mortgage interest rates are often quoted in .125% increments.

The APR is a calculation designed to more easily compare mortgage offers. It includes the interest rate above, PLUS other fees and costs such as: lender fees, origination fees, discount points, and some closing costs. Some banks and lenders will change what they call certain fees to avoid having to include them in the APR calculation, making it even harder to compare. An APR is required anytime a bank or lender advertises an interest rate, to help get a more accurate comparison. The interest rate and the APR should never be exactly the same unless there are no fees on the loan.

Getting a mortgage doesn't have to be a hassle. Let me make it easy.

Average mortgage rates improved slightly last week, continuing to rebound after rising for seven weeks from February into March.

𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗺𝗼𝘃𝗲 𝗲𝗶𝘁𝗵𝗲𝗿 𝘄𝗮𝘆 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸 ⚠️
Average mortgage rates this week are hard to forecast and could go in either direction. There is a possibility that rates could improve slightly, depending on how investors react to this week's economic data and talk of inflation. However, if we see a negative reaction to any of the data, we could see rates lose a little bit of ground this week. Rates should remain steady though in the mid-term, meaning we shouldn't see any large rate increases and rates could get slightly better by the end of April.

🏡 𝗪𝗵𝗮𝘁'𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
- Fed stimulus: The Fed continues to buy Treasuries and mortgage bonds, helping to keep rates low.
- Economic data: There is a full calendar of data this week, including inflation data on Tuesday and retail sales data on Thursday that could have an effect on rates and possibly cause some day-to-day volatility.
- Bond pricing: Lenders set mortgage rates based on the pricing of mortgage bonds, and we could see bonds lose some ground this week, pushing rates slightly higher.
