Price Cuts Hit 1 in 5 Listings
In the real estate market’s Late-Q3 snapshot, price adjustments became a major trend—with one in five listings seeing a cut. Interestingly, less than 6% of listings were delisted, meaning most sellers chose to stay in the market and adapt rather than step back. Mortgage rates played a big role too, with the conforming 30-year fixed moving from the high-6% range early in the month to above 7% by mid-month, and then pushing even higher. Active inventory topped 1.16 million homes, while the median listing price dipped about 1% month-over-month to $419,300—giving buyers a bit more breathing room to negotiate. New listings dropped by roughly 2% to around 395,000 as higher borrowing costs held some buyers back from fully taking advantage of increased leverage. As we moved into Early-Q4, the big question became whether tougher conditions would lead to deeper discounts, more repeated cuts, and longer market times. As someone who’s dedicated to helping you navigate all aspects of buying or selling, I keep a close eye on these shifts to ensure you’re always positioned for success—no matter how the market moves.
