House prices in the center Hanoi increased 33 times in the past 18 years

The average house prices in Hoan Kiem district, increased close to 33 times from 11m VND/m2 ($475 USD) in 2002 to 360m VND/m2 ($15,550 USD) in 2020 according to batd**gsan.com.vn, Vietnam largest real estate listing site. Meanwhile, the price of gold has only increased for 8 times.

According to Nguyen Quoc Anh, the deputy general director of batd**gson.com.vn, the amount of real estate threads posted and interest from buyers fell in the first two quarters of this year. However, in the later half of 2020, the trend reversed and investors shifted their interest northward from HCM city to Hanoi.

Within Hanoi there has been a sizeable increase in house prices recently especially in the western Hanoi. Geleximco and Nam An Khanh urban developments, in Ha D**g, have seen their townhouse prices increased from 500m to 1b VND ($21,600 to $43,200 USD) in the past couple of months. Lands in Ha D**g are currently trading anyway from 40m to 50m VND/m2 ($1,720 to $2,160 USD).

Vietnam largest steel maker enters the real estate industry

Hoa Phat Group, Vietnam largest steel and steel pipes producer, announced its entrance into the real estate industry after recording its highest 9-month period revenue and net profit of 65,000b VND (2.818b USD) and 8,800b VND (321m USD) respectively, increased 40% and 56% from the corresponding period in 2019.

The total startup capital of CTCP Bat d**g san Hoa Phat (Hoa Phat Real Estate Joint Stock Company) is 2,000b VND (86m USD). Hoa Phat Group holds 99.9% of it through a startup capital contribution of 1,998b VND. According to Hoa Phat Group, the objectives of setting up this company are to invest, construct and develop real estate projects.

Hoa Phat Group, which is listed in Ho Chi Minh Stock Exchange with ticker symbol (HPG), has a share price of 38,500 VND (1.67 USD) per share and is close to doubling its share price of 20,000 VND (0.87 USD) at the beginning of this year.

Hoa Phat Real Estate JSC is not the only real estate company in HPG’s portfolio. In 2001, it started CTCP Xay dung va Phat trien Do thi Hoa Phat (Hoa Phat Urban Construction and Development JSC) to invest and develop industrial parks. Some of its flagship projects are: Pho Noi A, Yen My II and Hoa Mac.

Vietnam: The 10th most resilient economy facing Covid-19 pandemic

Bloomberg ranks Vietnam as the 10th most resilient economy facing the global pandemic among 53 economies with GDP larger than 200b USD.

The ranking takes into account 10 key metrics: growth in virus cases, mortality rate, testing capabilities, vaccine supply agreement and so on. Vietnam scores 74.3/100, higher than other advanced economies such as Singapore, Germany, the US and the UK.

According to Bloomberg, Vietnam is one among the 5 economies expected to see positive growth in 2020 – after Bangladesh, Egypt and China.

Vietnam’s effective control of the Covid-19 pandemic can be attributed to aggressive contact tracing, mandatory quarantine upon arrival, consistent and transparent information from local and central governments, and local and national lockdowns when deemed necessary.

Vietnam has gone on a streak of 85 days without local transmission of Covid-19 and 1,341 total number of cases despite its close to 100m population.

Huge inflow of FDI into industrial parks and economic zones

Ministry of Planning and Investment (MPI) recorded 591 foreign invested projects in industrial parks and economic zones with a total FDI of $8.3b for the first 10 months.

According to the industrial whitepaper published by Savills, 20 key projects in the north and south regions invested more than $1.5b into the industrial real estates. 15 were made by companies from China, Hong Kong or Taiwan with majority of them situated in Bac Giang, Hai Phong, D**g Nai, Binh Duong and Tay Ninh provinces.

The report states that due to travel restrictions caused by the pandemic, most of the industrial investments are done by foreign companies expanding their current production lines or shifting them from abroad.

MPI data shows there are currently 280 industrial parks in Vietnam with an occupancy rate of 70.1%, and another 89 parks are under construction. According to Savills, there will be 6 additional large-scale industrial parks with total area of 3,733 ha starting operation before the end of 2021. Three of the largest ones being: Viet Phat, 1,800 ha; Phu My 3, 999 ha; Hai Phong 519 ha.

World Bank expects Vietnam to attract more FDI

Vietnam attracts $23.48b of FDI in the first 10 months of 2020, which is more than 6% of its GDP. Despite lower than the amount recorded same period last year ($29.13b), it is still the highest in term of % GDP among the emerging markets.

According to Carolyn Turk, the World Bank’s Country Director for Vietnam, effective control of Covid-19 can be Vietnam’s convincing advertisement for international companies looking to diversify their production lines to avoid unforeseen risks within global supply chains. Additionally, Vietnam has all the elements investors deemed important in shifting production lines: incentives on income tax, import export duties, land leasing prices and ample supply of labours.

However, she added, Vietnam could lose its advantage once other economies recover from the pandemic. To remain FDI attractive, she suggests the Vietnamese government to review policies and take actions to tackle increasing unemployment rate, fiscal spending and liquidity issue in the financial sector.

Industrial land rentals in Hanoi and HCMC surge

Industrial land rentals in Hanoi and HCMC have increased 1.7 and 2 times year-on-year in the third quarter to $260 and $300 per square meter for 30-45 years, respectively. Meanwhile, CBRE Vietnam states that other locations in the southern and northern Vietnam increased for an average of 20-30%.

According to a market research conducted by Houselink on 130 industrial parks under operation and having available land for leasing, the most common land leasing price per leasing period (30-45 years) in the North is $71-90 per sqm, with 36% proportion. In the southern Vietnam, the most common leasing price is $110-150 per sqm, with 33% proportion. The central Vietnam has the lowest land leasing price, with 85% of them lower than $50 per sqm.

Industrial land rentals are expected to increase further with more international giants (eg. Apple, Foxconn, Samsung, Microsoft, etc) shifting production lines from China post-pandemic thanks to Vietnam’s effective containment of Covid-19.

Vietnam recorded a trade surplus of $2.2b in October and a record surplus of $18.72b over the past 10 months. Both export and import volumes grew amid the global pandemic.

According to the General Statistics Office of Vietnam (GSO), Vietnam achieved 4.7% growth in export revenue to $229.27b compared to the corresponding period last year.
US remained the largest importer with total revenue of $62.3b, a yearly increment of 24%.

Concurrently, import grew 0.4% to $210.55b. China remained the largest exporter with total volume of $65.8b, a yearly increment of 6.2%.

The best performer in SEA: VN Index crosses 10-month high

VN Index, which is based on Ho Chi Minh Stock Exchange (HOSE), surged to 10-month high of 961.26 amid Covid-19 pandemic. The index is the best performer in South East Asia after rallying more than 12% in the past three months. According to VietnamInsider, that is due to a number of positive factors including recovery in exports and increment in government spending. Additionally, the fall in bank 12-month deposit rates to 5.8% (the lowest in recent years) caused savers looking for higher return to switch from saving to stocks investing.

Vietnam to become 4th largest economy in SEA

According to IMF’s latest World Economic Outlook (WEO), Vietnam sets to overtake Singapore and Malaysia to become 4th largest economy in South East Asia (SEA) this year. IMF expects Vietnam’s economy to grow by 1.6% in 2020 while Singapore and Malaysia to contract by 6%. Vietnam’s economy is expected to grow at a rate of 6-7% for the next five years to more than $500b in 2025.

Central Vietnam experiences the worst flood in decades

First train for Hanoi’s second Metro has just arrived

The first train for Hanoi’s second metro line (Line 3) has just arrived in Hai Phong port from France. There are 10 trains in total, the last one will arrive next June.

Line 3 is constructed in three separated phases (26km in total). Phase 1 is further split into elevated and underground sections, 8.5km (8 stations) and 4km (4 stations) respectively. The elevated section (from Nhon to Cau Giay) will have its first test run in Q4 2020 and starts operating in H2 2021.

Another line that is close to opening is Line 2A (13.1km in total), it is now under its final stage of safety evaluation. Line 2A consists of 12 elevated stations that go from Cat Linh Station to Ha D**g BRT Station.

Property prices around the MRT lines are expected to increase together with the increase in traffic convenience.

河內第二條地鐵的首列火車剛剛抵達海防 河內第二條地鐵線(3號路線)的首列火車剛剛從法國抵達海防港。 3號路線一共有10列火車,最後一列火車將於明年6月抵達。

3號路線將分三期建設,總長度為26公里。第一階段進一步分為高架線和地下線,分別為8.5公里(8站)和4公里(4站)。高架線(從Nhon到Cau Giay)將於2020年第四季度進行首次試運行,並於2021年下半年開始運營。

另一條即將開始運行的路線是2A號路線(總長13.1公里),目前處於安全評估的最後階段。 2A號路線包括從吉靈站到河東BRT站的12個高架站。

Hanoi’s Q3 2020 supply of new apartment fell 60% year-on-year to 5-year low of 3,100 units as Covid-19 slowed new launches.
