In 2026 one of my goals is to provide our investors and clients with superb real estate communications about their investments. Here is an example of a note I sent today, I didn't like sending this one, but it is what it is, these interest rates have to come down!

Dear Investor: We purchased 320 S. Huron on 5/27/21 with a 10 year loan where the interest rate resets after 5 years. This means the interest rate will increase from 3.95% to about 7.5% and the loan payment will increase from $965/mo to about $1,362/mo. I don't think it is advisable to seek a new loan or do a cash out refinance at 7%+/- interest rate so instead I contacted our current lender and asked him to lock in the rate at the best rate the bank will allow. I wouldn't recommend selling as this building has produced strong cashflow during our ownership. It is what it is so to speak. Let me know if you have any questions or concerns.

Last call to invest with me in 2025! Accredited investors have 2 choices:

Beal Fund IV: We are raising $10M to invest in apartment buildings. We currently have 3 buildings in which there are 50 apartments in Ypsilanti under contract to close in the spring.

Beal Fund V: We are raising $10M to invest in commercial/retail/mixed use buildings. We have purchased 2 buildings thus far, 133 W. Michigan, Ypsilanti and 813 E. Michigan, Ypsilanti.

- $25,000 minimum investment
- 7% pref, 70/30 split thereafter
- Past success not guarantee future success

Its time to take the show on the road! Excited about ICSC New York this December at the Javits Center! Beal Real Estate will have a booth at the event for the first time. We will have 2 shopping centers listed for sale and 10 to 20 spaces for lease in shopping centers to tell buyers and lessors about at the event.
