✅ What’s changed

• The baseline conforming loan limit for single-family homes in much of the U.S. will be $806,500 in 2025.

• That’s up from $766,550 in 2024 — about a 5.2% increase. 

⚠️ Why it matters

• More loans will qualify as “conforming” which generally means lower interest rates & more favorable terms compared with jumbo loans. 

• It can make it easier for borrowers in higher-priced markets to get conventional financing without having to go the jumbo‐loan route.
