Before the spreadsheets get fancy and the optimism kicks in — what’s the first number you look at?
Cap rate? DSCR? ARV? Cash-on-cash? Or that one metric you trust more than any pitch deck?

Everyone has a non-negotiable. Miss it — and the deal is dead on arrival.

Our take:
We look at DSCR first. If the property can’t service the debt on realistic rents, nothing else matters — not the story, not the upside, not the “potential.” Numbers don’t get emotional.

Walking away doesn’t feel like a win — until later.
Sometimes saying “no” is the most profitable move you make all year.

Our example:
An investor planned a $1.1M acquisition with projected 16% IRR.
During final underwriting, updated rent comps showed realistic rents were 12–15% lower than pro forma.
DSCR dropped below 1.05, and the deal was killed before closing.
Three months later, the property sold again — at a discount — after the new buyer failed to refinance.

No deal. No stress. Capital preserved.
