𝐐: If a pipe bursts in my house, is the damage it caused automatically covered by my homeowners insurance?

𝐀: Not necessarily. As temperatures drop, it’s important to keep your home adequately heated and maintained. Damage caused by frozen or burst pipes may not be covered under a homeowners insurance policy if the home wasn’t properly heated or reasonable steps weren’t taken to prevent freezing.

Before the cold weather arrives, check your heating system, insulate exposed pipes, and take steps to protect your home.

We suggest you even go a step further by reviewing your policy or talking to your insurance agent to discuss what your policy covers.

If you rent, don’t assume accidents and mishaps would be covered by your landlord’s insurance policy…because it won’t!

Especially now, when there is a better chance of something going wrong during the cooler autumn and winter season, you need to have your own renters insurance for several reasons:

1). 𝐅𝐢𝐫𝐞 𝐇𝐚𝐳𝐚𝐫𝐝𝐬 𝐟𝐫𝐨𝐦 𝐇𝐞𝐚𝐭𝐢𝐧𝐠 𝐚𝐧𝐝 𝐃𝐞𝐜𝐨𝐫: Space heaters, lit candles, and holiday decorations elevate fire risks in the fall. If an accidental fire damages your apartment, renters insurance covers the replacement of your belongings (like furniture, clothes, and electronics).

2). 𝐓𝐡𝐞𝐟𝐭: With the increase holiday shopping ahead, packages left on porches or in common areas are prime targets for theft. Standard renters policies typically cover stolen personal property, even if it happens away from your apartment or home.

3). 𝐋𝐢𝐚𝐛𝐢𝐥𝐢𝐭𝐲 𝐟𝐨𝐫 𝐆𝐮𝐞𝐬𝐭 𝐈𝐧𝐣𝐮𝐫𝐢𝐞𝐬: Shorter days mean less visibility, and wet leaves can make steps or walkways slick. If a guest slips and falls, the personal liability portion of your policy helps cover their medical bills and legal expenses if you are found responsible.

4). 𝐃𝐢𝐬𝐩𝐥𝐚𝐜𝐞𝐦𝐞𝐧𝐭 𝐚𝐧𝐝 𝐓𝐞𝐦𝐩𝐨𝐫𝐚𝐫𝐲 𝐇𝐨𝐮𝐬𝐢𝐧𝐠: If a seasonal mishap (like a burst pipe due to an early freeze or a building fire) makes your apartment unlivable, the Additional Living Expenses (ALE) coverage pays for your hotel stays, meals, and temporary relocation costs.

So, if you’ve never considered renters insurance, or thought you didn’t need it, it’s time to reconsider and get yourself set up with a policy that covers you if needed.

When we talk with a general contractor about insurance, we don’t just ask if they have general liability insurance. We want to understand how they actually run their business:

Are they doing small residential repairs or full renovations?
Are they building decks and additions?
Do they have employees?
Are they using subcontractors?
What kind of tools and equipment are they carrying from job to job?
Are they using their personal truck for business?

These types of questions will ensure that we are fine-tuning the contractor’s specific needs for their business insurance coverage. If something goes wrong, the last thing we want a client to say is, “I didn’t know I wasn’t covered for that.”

On your mark, get set…..get ready!

Today is National Get Ready Day, a day chosen back in 2006 to encourage communities and individuals to prepare for disasters, pandemics, and other emergencies. There are so many ways you could utilize this designation, like emergency preparedness, fall vehicle preparation, and even insurance and financial preparedness.

But we're going to touch on some ideas to keep your home safe and in working order as we prepare for the colder, harsher weather to arrive. Here are some things you may want to do to "Get Ready" for the fall and winter months:

• Test smoke and carbon monoxide detectors
• Replace batteries in detectors
• Check fire extinguishers and make sure they’re accessible
• Clean dryer vents and lint traps
• Inspect your roof for damage or missing shingles
• Clean gutters and downspouts
• Check windows and doors for proper seals
• Inspect your chimney/fireplace before using it
• Have your heating system serviced before colder weather arrives
• Check for leaks around pipes, faucets, and appliances
• Trim branches that could fall on your home or vehicles
• Make sure your house number is clearly visible for emergency responders
