Some of the best closings start with a conversation that doesn't go anywhere right away.

Back in February this borrower reached out about a cash-out refi on their 4-unit investment property in Mount Vernon. Credit and situation weren't where they needed to be. We built a game plan and stayed in touch.

They came back in August having done the work. We closed in September.

Equity that had been sitting quietly for years is now in motion, ready to be deployed in to the next opportunity!

This file had layers and it came together clean.

A referral from a past client brought this buyer to me. They were making the move from NYC to Connecticut and needed a structure that worked with their situation. Selling a home and buying one at the same time is one of the more stressful moves a homeowner can make. Today we made it look easy, and that doesn't happen by accident.

My client had three investment properties under their belt but had never purchased a primary residence. Self-employed income meant tax returns weren't the right tool for qualification, so we structured a business bank statement loan and let their actual cash flow do the work.

Single-family in Shelton. Solid file. Clean close.
