JUNE BY THE NUMBERS
Inventory hits seven year high as market activity picks up despite sticky rates
Minnesota's housing market gained momentum in June. Statewide pending sales, new listings, and closed sales posted solid gains, each hitting a four-year high. Inventory reached a seven-year high, giving buyers more options and moving the market toward a more balanced state.
It's encouraging to see more participation from both buyers and sellers. Added inventory is creating opportunities for buyers while rising demand supports sellers. Affordability is still a struggle for many, but June's numbers suggest Minnesotans are finding ways to move forward despite higher mortgage rates.

The data suggests housing demand didn't disappear; it may have been waiting for more favorable conditions: more supply, slower price growth, and buyers adjusting to the current rate environment.
Rising inflation and stubborn rates remain, but as inventory expands and sellers recognize that today's conditions require realistic pricing, more households are finding ways to move.

- May 2026 YTD pending sales are 0.2% above May 2025
- May 2026 YTD new listings are 2.6% higher than May 2025
- Showing activity dipped slightly, consistent with seasonal patterns (March is usually the peak of buyer showings)
