The stuff that makes or breaks a smooth mortgage process usually isn’t the obvious stuff.

It’s the HOA fee you didn’t notice.
The taxes that are much higher than what would be expected.
The income documentation that becomes a “wait… we need what?” moment later.
The contract date everyone suddenly cares about at 9:47pm.

My job isn’t just to quote a rate and wait for problems to show up.

It’s to look ahead, ask better questions early, and help you understand what your monthly payment actually means before you fall in love with the wrong numbers.

Good lending should feel clear, proactive, and a lot less stressful.
