I know it’s obnoxious but here’s what’s actually happening...
They’re stress-testing whether you can carry this loan if life gets weird. Where the down payment came from.
Whether that deposit is a loan in disguise. Whether your income is stable or just recent. Every unexplained transfer is a question mark, and question marks are risk.
Annoying, yes. But here’s the part nobody connects.
In 2006, you could get a mortgage on a stated income. No proof, no documentation, just a number you wrote down and a lender who never checked. Those loans are why the whole thing fell apart in 2008.
Now lenders are legally required to verify your ability to repay. Which means today’s homeowners were documented and vetted within an inch of their lives before they ever got keys.
Send the letter. Explain the Venmo. It’s worth it.
