Monday monologue with an insurance person I partner with…

Good afternoon,

Something I’ve been running into quite a bit lately is a good reminder that “satisfactory” on a 4-point inspection doesn’t necessarily mean satisfactory to the insurance carrier.

A 4-point is looking at the current condition of the home’s roof, electrical, plumbing, and HVAC systems. Insurance carriers are looking at those same systems through a different lens: their underwriting guidelines.The inspector is telling us whether the system is currently functioning properly. The carrier is deciding whether it fits within their underwriting guidelines.

Two big examples I’ve been seeing lately are cloth wiring and water heater age.
I’ve had homes with cloth wiring that is rubber insulated, in good condition, and marked satisfactory by the inspector. There may be absolutely nothing the inspector feels needs to be repaired or replaced, but many private insurance carriers still won't accept it. In some recent cases, that has left Citizens as our only option.

Water heaters are another big one. A water heater can be working perfectly, have no leaks, and be marked satisfactory on the inspection, but its age alone can make it ineligible with certain carriers or require replacement. So when you see “satisfactory” across the board on a 4-point, that's definitely good news, but it doesn't always mean we're in the clear for insurance.

I’m always happy to review it and flag anything that could limit our carrier options before it becomes a last-minute closing surprise. Thank you for your continued partnership. Mortgages: Mortgage pricing softened slightly today, but this is best described as mild weakness rather than anything dramatic. Markets are still sensitive to inflation surprises and global headlines, so it's worth keeping an eye on things, but nothing here points to a sharp shift in either direction.

What This Means for Your Buyers

For your buyers, this is a good reminder that rates rarely move in one big leap, they drift in small steps like this. A slight uptick isn't a reason to worry, but it is a good nudge to stay in close contact so they're ready to move quickly if pricing swings back in their favor. Being prepared matters more than trying to predict what the market does next.

I am about to go into 20 years of being in the mortgage industry in one way or another. As we celebrated this closing yesterday with this amazing woman and her amazing realtor, I really reflected on how much customer service has changed and how many people are in it for different reasons. I am grateful to celebrate with a realtor Keisha Jones that TRULY cared about her friend and client. I do not meet my buyers until closing but yet feel so connected to them. I’m not bragging but I am so glad I have not lost sight(like a lot have) of the most important thing in a transaction. The people and their dreams coming true! Congratulations beautiful Micaela!!! On June 3, I sent a list of 3 items for a client to do to raise a 590 score up so they could be over a 640 for down payment assistance. Sweet girl did exactly what I advised and today, just over 3 weeks later, she is a mid score of 676. This is why having a loan officer that has been in the business a long time matters. This is what happens when a buyer really puts in the work! Great job and it’s house shopping time!
