Don’t ask for $30K off. Ask for this instead 👇

Most buyers go straight for a lower price because it feels like the win. But when you run the numbers, it’s not even close.

On an $800,000 home with 10% down:

A $30K price reduction at 7.25% saves about $184/month.

Keeping the $800K price and using seller credits to help buy the rate down from 7.25% to 5.75% could save about $710/month.

That’s roughly $526 MORE every single month.

Why the big gap? A price cut only shrinks your loan a little. A lower rate works on your entire loan balance, every month, for as long as you have the loan.

So before you write your next offer, ask yourself: am I negotiating for the lowest price, or the lowest payment?

There is the version of this job where I answer your question carefully, and there is the version where I tell you what I would tell a friend.

The careful version is technically correct. The friend version is the one that keeps you comfortable after you move in.

The friend version sounds like this: just because the letter says you can borrow it does not mean your life can afford it.

That “free” lender credit has a price, it is just paid monthly.

None of that is rude. It is just the part people do not always hear, because “you’re approved” is the easier thing to say.
