While 20% down is recommended to avoid Private Mortgage Insurance aka PMI, you don't need that much. There are several different programs out there for all buyers. Here are just a few for example:

- FHA ➡️ 3.5% down
- Conventional ➡️ 3 -5% down
- Rural (USDA) ➡️ 0% down
- VA ➡️ 0% down
