I'm happy to announce that I recently became a Certified Reverse Mortgage Professional (CRMP) which is the highest designation from the National Reverse Mortgage Lenders Association (NRMLA). We both work at the same mortgage company, and I had a client that was selling their current home and purchasing a new one. Even with a significant down payment, the new monthly mortgage payment was worrisome for them, and they were unsure if a reverse mortgage was right for them. They came into my office, and Tom hopped on a video call and was absolutely wonderful with them and answered all of their questions and put their minds at ease. I'm grateful to work at the same company with someone so knowledgeable on these unique loan products. Thank you, Tom!

I love what I do! Our Flex Pay mortgage is helping qualified retirees improve their retirement cash flow by eliminating an existing mortgage payment and/or providing access to tax free cash via a line of credit that has a growth feature on any unused balance even if the home value declines. The Federal Housing Administration (FHA) recently announced via Mortgagee Letter (ML) 2024-22 that the new 2025 Home Equity Conversion Mortgage (HECM) Maximum Claim Amount (MCA) will be $1,209,750 for case numbers beginning 1/1/2025! The amount available to an eligible borrower is based on three factors: 1) Appraised value of property or MCA whichever is lower, 2) Youngest borrowers age, and 3) Current interest rates.
