We are all in a flood zone!

If you are located in a AE or VE flood zone, those are considered a high risk flood zone and if you have a mortgage, your bank will require you to have flood coverage.

If you are in an X Flood zone, that is considered a low risk flood zone and coverage is not required by your lender.

However, given the increased intensity of storms and new property developments, drainage issues are becoming a problem. The "no name" storm that came through on September 16th left hundreds of homes flooded with no flood insurance.

The quote I have posted is with a private flood carrier for a 2,500 square foot single family home in Carolina Beach in an X Flood Zone. These are 3 different levels of coverage with an annual premium as little as $500 a year. This carrier also allows annual, semi-annual or quarterly payments.

Please call 910-392-0880 X408 or email [email protected] for a flood quote on your home. Private carriers will have a 7-10 day waiting period but then you will be covered for the rest of this hurricane season and next season as well.

We are keeping an eye on Debby as she makes landfall in Florida. She is predicted to be slow-moving so we expect a lot of rainfall in our area. We have already had carriers issue moratoriums for NC meaning we cannot bind new policies or make any changes to current policies. Those will not be lifted until Debby is no longer a threat to our area, could be a week.

After Tuesday's nasty storm, let's talk about what your home insurance actually covers.

Wind-driven rain; that's when strong winds force rain into your house through tiny cracks even if your roof or walls seem fine on the outside. It can mess things up good inside and create mold issues, so pay attention!

Most insurance companies cover wind-driven rain, but some don't. Some carriers will exclude this coverage within the policy. That's why you have to check your policy like a hawk! Look for "wind-driven rain" coverage in both your regular home insurance and your HO6 policy (if you have a condo or townhouse with both master and HO6 policies).

Do not wait until disaster strikes to figure this out! Grab your policy, some sweet tea, and give it a good read. If you can't find "Wind-driven Rain", call your insurance agent – they're there to help. Or call me and I'll be happy to review it with you!
