Real Estate Friends- A few thoughts on how changes to rates are impacting payments for borrowers at different loan amounts. It's not pretty, but its not the end of the world, and these are the numbers so we should get grounded to them.

FANNIE MAE JUST CREATED MORE FLEXIBILITY FOR MOVE-UP Buyers
MEP has some specialized products to help buyers purchase without selling, but Fannie just made it easier for everyone!
One of the biggest obstacles for move-up buyers is figuring out what to do with their current home.
Do they have to sell first?
Can they qualify while carrying both mortgage payments?
Do they need to find a tenant and execute a lease before closing?
Under Fannie Mae’s updated departing-residence guidelines, a homeowner purchasing a new primary residence may be able to use the fair market rent from their current home to help offset its mortgage payment—without providing a signed lease.
The market rent can potentially be documented through:
✅ An appraisal that includes market rent
✅ Fannie Mae Form 1007
✅ A market-rent analysis supported by at least three comparable rentals
The lender generally uses 75% of the supported market rent and subtracts the departing residence’s full PITIA. The resulting rent can offset that property’s payment, although it cannot create additional positive qualifying income.
This could help you unlock opportunities with homeowners who want to move but are hesitant because they:
• Don’t want to give up their existing low interest rate
• Aren’t ready to list before finding their next home
• Are concerned about coordinating two transactions
• Would consider becoming a landlord
• Believe carrying two mortgage payments prevents them from qualifying
There are qualification, documentation, and reserve requirements—including potentially six months of reserves when the borrower has limited property-management experience.
Before telling a buyer they must sell first, let’s run the scenario. This guideline could create a path forward—and another buyer for your pipeline.
