If you’re planning to buy a home, paying down revolving debt before applying for a mortgage may help strengthen your financial profile and improve your borrowing options.

Revolving debt, such as credit cards or lines of credit, can impact your debt-to-income ratio and overall mortgage approval picture.

At the same time, it’s important to balance debt payoff with saving for your down payment, closing costs, and any funds you may need once you become a homeowner.

Every buyer’s situation is different, which is why it helps to review the numbers early in the homebuying process.

Nothing beats fresh ingredients, great food, and a little time on the beach. 🌴🌊

Stopped by Koko Cabana on Oak Island for a well-deserved break, and it did not disappoint. If you’re spending the day at the beach, this is definitely worth adding to your list!

Getting your offer accepted is exciting... but you're not at the finish line yet.

Sometimes you can accidentally create delays or even lose the deal...

Common mistakes include:
• Opening a new credit card
• Financing furniture or a car
• Changing jobs
• Moving large amounts of money between accounts
• Making big cash deposits
• Waiting too long to send requested documents

The good news? Almost all of these can be avoided with a quick conversation before you make a financial move. Save this post so you know what to avoid, message me if you have any questions, and send it to someone who's buying a home this year.

5.0 star review received on Experience.com for Matt Earley by Kyle L - Matt has gone above and beyond what i couldve asked for. As a first time homebuyer, everything was new to me. Every single question was answered which lead to me having absolutely no doubts and most certainly, no buyers remorse whatsoever. Thank you so much Matt!

🏡 𝗙𝗼𝗿 𝘁𝗵𝗲 𝗪𝗲𝗲𝗸 𝗼𝗳 𝗔𝘂𝗴𝘂𝘀𝘁 𝟯, 𝟮𝟬𝟮𝟲

𝗟𝗮𝘀𝘁 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗥𝗲𝗰𝗮𝗽: 𝗥𝗮𝘁𝗲𝘀 𝗺𝗼𝘃𝗲𝗱 𝗵𝗶𝗴𝗵𝗲𝗿 👎
Mortgage rates were volatile last week, improving through the middle of the week before jumping on Friday to end slightly higher.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗶𝗺𝗽𝗿𝗼𝘃𝗲 👍
Rates are starting the week a little better, reflecting a drop in oil prices and speculation that the Strait of Hormuz could reopen soon. Labor data this week could play a role in daily mortgage pricing, with Friday's BLS jobs report expected to have the biggest effect. Rates could improve this week, but don't expect any big moves.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
• Oil prices: Oil prices continue to be a major driver of mortgage bonds, which lenders use to determine mortgage rates, and can push rates higher or lower.
• Labor data: This week brings a different labor report each day, although many will play only a small role in mortgage rates. Friday's BLS jobs report is the one to watch and could have the biggest effect. If it shows the labor market weakened in July, mortgage rates could improve.
• The Fed: Mortgage rates continue to reflect the possibility of a Fed rate hike at September's meeting. If markets become more confident a hike won't be needed to fight inflation, mortgage rates could improve a bit.
