🌑 Cleveland once again one of the hottest housing markets in the United States with many areas seeing 15%+ appreciation. While the South and West have many pockets of DECLINING home prices, the Midwest and East of the country are still strong, with affordability being a major factor.

Landlords - what do you charge for late fees?

Many people will look at collecting 21K in late fees over 12 months as a greedy landlord. Truth is, I would prefer to collect zero in late fees and have everyone pay on time.

Landlords that charge zero in late fees are setting themselves up for trouble.

Northfield Office Tower (previously a brothel - yes look it up) progress pictures.

This 21K SF office building is 6 months into its rehab. This was not an easy paint job but made the world of a difference.

Big changes have been happening on the inside too. We expect to start leasing in December. (photos to come). Most of the inside is office but we did a "salon lofts" style approach to 2000 SF to give the building some diversity in tenants.

Current rents are $3200/month, I anticipate rents approaching $16,000 by this time next year as the building becomes stabilized.

Most real estate meetups I go to, 99% of participants want to discuss residential real estate, which is completely fine and understandable. Who wants to talk about boring office/retail buildings? Plus I have done ALOT of residential, so I enjoy discussing. But for one night, I can flip that narrative and get to discuss all the state of commercial real estate.

Cash flow is king? Not so fast! πŸ’΅

Cash flow is great and I would never say buy an asset based on appreciation alone, it really needs to cash flow otherwise you're speculating which can be very risky.

But the real money is usually made with the Buy and Hold strategy. Appreciation, cash flow, amortization, and tax incentives are all major reasons I invest in real estate. But of all of those the appreciation of my portfolio has generated the biggest increase in my net worth and that continues to snowball.

If you need to flip some properties to generate some cash that's not a bad idea. But after you get to a comfortable level I encourage you to hold on to some of them for a long time.

Who's crazy enough to buy Office Buildings in 2024?🏒

The short answer is me. πŸ‘¨β€πŸ”§

I've always found success in real estate buying what others were scared to buy and getting it at a steep discount because of it. I invest with the Warren Buffett Mantra ib mind - Be greedy when others are fearful and fearful when others are greedy.

Office has been selling at a steep discount for the better part of 2 years and I have been fortunate enough to pick up several of those buildings. This one in particular has then somewhat of a home run for us.

Don't be short-sighted by the headlines you hear in the news. A lot of that office gloom is localized to bigger downtown areas. Know your market and make your own decisions.

Closing Day! 🏒

After a 9 month closing on my last building, this one closed in 29 days! I guess that's the difference between bank loans compared to cash.

Its the private lenders that make this all happen. Thank you to the investors who helped fund this deal. This one is 100% funded but if you want to know more about passively investing in my real estate deals coming up, DM me or give me a call.
