📊 Median sale price: $255,000 — up from $250,000 last year
⚡ Homes sold in just 9 days on average, at 100% of list price
Inventory is growing too:
🔑 1,426 active listings at month's end (up from 1,382 in 2025)
📆 Just 2.2 months' supply — still a seller's market
📝 732 new contracts written (up from 679 last year)
⏳ 910 contracts pending at month's end

🏡 "I'm worried higher interest rates mean there aren't any buyers."
