Texas has no state income tax 🙌 but property taxes run higher than in a lot of states. Ask what the taxes and insurance would be on any home you like, so your monthly payment has no surprises.

2️⃣ Test-drive the neighborhood, not just the house.
Swing by in the morning, again in the evening, and once on the weekend. Check your drive to work or Sheppard AFB, find the closest grocery store, and see how the street feels. A great house on the wrong street never feels like home.

3️⃣ Have your pre-approval ready before you go house hunting.
When the right home pops up, you want to be the buyer who can move that same day, not the one who has to wait on paperwork.

You know what’s easy to miss when you’re excited about your first home? Everything outside the front door.

You’re picturing your couch in the living room, where the coffee maker will go, and your first Christmas there. And I get it. ❤️

But before you decide it’s “the one,” go back without a showing scheduled.

Drive through after work. Spend a little time nearby on a weekend. Try the commute you’ll actually make—not the one Google Maps shows at noon.

Can you picture your regular Tuesday there? Getting to work, picking up groceries, coming home tired and wanting a little quiet?

That matters just as much as how the house looks.

A home can check every box inside and still be in a location that doesn’t work for your life. I want you to love living there, too. 🏡
