Families are evacuating, homes are flooding, and entire coastlines are preparing for the unknown.

🏡 FinCEN Alert for Maryland Realtors & Investors

The U.S. Financial Crimes Enforcement Network (FinCEN) requires extra reporting on certain all-cash residential purchases to fight money laundering.

✅ Where in MD?
Anne Arundel • Howard • Montgomery • Prince George’s • Baltimore City & County

✅ When?
• Buyer is an LLC, trust, or other entity
• No bank loan
• Price $300K+ (only $50K+ in Baltimore)
• Paid with cash, wire, check, or similar funds

If all apply, the title company must collect IDs of the beneficial owners and file a report within 30 days.

💡 Heads-up: A new nationwide rule starts Dec 1, 2025 that will expand these reporting requirements to most cash purchases by entities—no county or price limits.

Ask about ownership structure early and have documentation ready so your closing isn’t delayed.

Who’s on the Deed? Understanding Tenancy Matters 🏡

When you buy property with someone else, the way you hold title—called tenancy—affects what happens if one owner passes away or wants to sell. A few common options:

🔑 Tenants in Common: Each owner can sell or leave their share to heirs.
👩‍❤️‍👨 Joint Tenants with Right of Survivorship: The surviving owner automatically inherits the other’s share.
