Story time!...

This client was the seller on my buyer's purchase. Throughout negotiations, inspection and appraisal, I was on the phone with the sellers agent keeping the deal together.

The seller than called me to thank me for being so involved with the transaction and asked me if I would help him in his purchase. He was already in contract and didn't feel he had the same level of attention amd reassurance from his Loan Officer. And thank goodness he did. The moment I received his documents, I noticed several mistakes in the way he was qualified. Without going in to details, he would have never closed giving the structure of his loan.

If I didn't give him a reason to call me, both seller and buyer would not be able to enjoy their home today.

All jokes aside, proof of funds is the #1 killer of most deals. These days, a lot of unorthodox ways of doing business, like , are part of loan guidelines now. mainly due to LO's like me who work with Haitian and African communities. So when we ask where the funds are coming from, be honest and show us exactly where. It came make or break your approval.
