An article published today by the New York Times further highlights a crisis issue we know all too well here. The NY Metro area needed more than 340,000 additional homes, according to a study by Up for Growth. The number is only increasing as new units has not kept up with job growth. Incredibly, NYC has issued fewer building permits per resident over most of the past decade than Boston, Austin and San Francisco.

As rents rise to astronomical levels in New York City, we have seen a significant spillover effect for our properties that are just a short train ride away. The rents for our Westchester apartments run well below Manhattan’s one bedroom median rent of the $4000.

We’re happy to share that we recently closed on a mixed-use portfolio located in Port Chester, NY. The acquisition includes four properties with long-term, community retail and office tenants located in the heart of downtown. The assets provide stable, diversified income at a time of rapid redevelopment of the area. Significant upside potential may be found in new leasing and extensions as well as cell tower disaggregation. Congratulations to Hudson Hill Partners on winning Westchester Magazine's 2022 Builders Award for Best Adaptive Reuse! Our team was instrumental in having the façade of the building designated as an historic landmark allowing for the conversion to three residential units, and obtaining site plan approval for the conversion of the property to three residential units, including receiving variances for shared parking with the adjacent parcel.

We’re happy to share that our Warehouse on Washington project has been named a Finalist for ‘Best Adaptive Reuse’ project by Westchester Home magazine. We set out to bring this warehouse back to life and have future residents enjoy it for generations to come - so we’re thrilled to see these efforts recognized. We’re sitting alongside a couple other prolific projects, including a monster 188-unit office-to-resi conversion - but we like our odds :)

Sharing two acquisitions we recently made: a community retail center in Somers, NY and a multifamily building in downtown White Plains, NY. Both are value-add deals that were acquired from long term owners that lacked professional management. The retail building, with Amazon-proof tenants, proved to be very resilient during the pandemic as it offered many essential services to the local community. The multifamily property is located on block away from the busy business district of White Plains, close to a large hospital, restaurants, offices and train station. We’re excited to add these assets to our portfolio and look forward to repositioning them!

We have had a very busy summer with 10 apartment renovations / turnovers. We’re sharing one of those units here with some pretty dramatic before and after photos. This was a two-bed unit left in bad condition that we modernized and were able to convert to a comfortable three-bed by reworking the layout. Some of our most important value add work happens in basements. This one in particular underwent a big transformation. The basement looked like the movie set of Saw when we purchased it. Beyond the laundry area that’s in the photos here, we were able to create two new storage areas for our retail tenants and additional common building storage. The condition of a building’s utility area also speaks to how it is being maintained. We know the next buyer will appreciate and value a bright, clean and dry basement. These are all key points for the repositioning of our investments.
