TRUE STORY:
Just had one of those "thank goodness I caught this" moments with a new client who came through a referral from a friend. They had everything going on: their main home, a rental condo, auto insurance, and an umbrella policy. Solid setup, right?
We quickly worked together over the phone, bundled it all with Farmers, and got them saving about $2,000 a year—that's real money they can use for something fun instead of just handing over to insurance companies.
But honestly? The biggest "whoa" moment came when I pulled their declarations pages and saw their rental condo had been insured as a single-family home (like an HO-3 policy) instead of the proper condo coverage (HO-6).
Y'all, that could've been a nightmare.
Condo policies are built different—they cover the inside of your unit (walls-in stuff like your floors, cabinets, improvements you've made, plus your personal property and liability), and they work hand-in-hand with the HOA's master policy that handles the building exterior, roof, hallways, etc. When it's wrongly set up as a single-family policy, things don't line up.
If something bad had happened—like a fire starting in the unit, a big leak, or even a guest slipping and getting hurt—the claim could have been denied or massively reduced. They might've been stuck paying thousands (or tens of thousands) out of pocket for stuff the policy wasn't designed to handle, like loss assessments from the HOA, interior rebuilds that didn't match the coverage, or gaps where the master policy and their policy argued over who pays what. In a worst-case scenario, it could've wiped out their savings, hurt their credit, or even forced them to sell the rental under stress. Scary stuff when you're trying to build wealth with real estate.
We fixed it right away—switched to the correct condo coverage so everything matches their actual setup. No more gaps, no more worrying about "what if." Just proper protection that actually fits their life.
This is why I do what I do. Yeah, the savings are awesome, but catching something like this? That's the part that keeps me up at night in a good way—knowing we helped protect their hard work, their rental income, and their family's future from a hidden disaster.
