Here's something that surprises buyers once we start running actual properties:

Two homes with the same listing price can have noticeably different monthly costs.

One might have higher property taxes, while another might have HOA dues. Insurance can vary, and depending on the property and your financing, other costs can change too.

So when a customer sends me a listing and asks, "Can I afford this one?" I'm not just looking at the number at the top of the page.

I'm looking at what owning that particular home could actually cost each month.

That's also why I love when buyers send me listings while they're shopping. So take this as your reminder that you don't have to wait until you've decided to make an offer.

I've talked with homeowners who realize the renovation makes perfect sense because they love their location and just need their space to work better.

I've also talked with people who start adding up everything they'd need to change and realize moving may be worth exploring.

There's no universal right answer.

But before you sink significant money into changing the house, let's look at your equity, what financing the project could look like, and what buying something different might look like.

Sometimes seeing both scenarios side by side makes the answer a lot clearer.

Mortgage calculators are great for playing with numbers and getting a rough starting point, but here’s why I don't want one making a six-figure financial decision for you. 😅

A calculator doesn't know that you're planning to have a baby next year.

It doesn't know you want to keep $15,000 untouched in savings.

It doesn't know your car is on its last leg or that traveling twice a year is something you're not willing to give up.

And it can't sit across from you and ask: "Okay, but would you actually feel comfortable making that payment every month?"

Use the calculator. First Commonwealth even has calculators for affordability, rent vs. buy, early payoff and other scenarios.

Play with the numbers, then bring them to me.

That's where we’ll turn an estimate into a conversation about what actually fits your life.

Some of my most productive conversations start with someone apologizing for their finances.

"I changed jobs last year."

"My credit used to be rough."

"I still have student loans."

"I don't have as much saved as I thought I would by now."

You don't need to apologize to me.

I don't expect everyone's financial history to look like a perfectly straight line.

What I need is the real picture so I can understand what we're working with.

Sometimes there are loan programs that fit the situation better than the customer expected. Sometimes there's something we need to work on first. And sometimes an issue they were convinced would stop them isn't nearly as significant as they thought.

I'd much rather hear the whole story than have you quietly decide your story means homeownership isn't for you.

Tell me what's going on.

Then we can figure out what it actually means.

I've watched first-time buyers talk themselves out of perfectly good homes because they were trying to solve for a life they don't have yet.

💭"But what if we have three kids?"
💭"What if I work from home someday?"
💭"What if we need a guest room?"
💭"What if we stay here for 20 years?"

Those aren't bad questions, but if you're buying your first home, you don't necessarily need to find your forever home on your first try.

Oftentimes, the house that fits your budget and your life right now gives you the chance to start building equity while your needs continue to evolve.

I'd rather help you think realistically about the next several years than stretch your budget trying to predict the next 30.

Your first set of keys doesn't have to be your last. 🏡

I hear this more than you'd think, but your rate isn't the only number worth considering.

I've talked with homeowners who have completely ruled out moving for one reason: "I'll never give up this interest rate."

I understand the hesitation, but I also think it's worth separating two questions:

"Do I love my current mortgage?" and "Does my current HOME still work for my life?"

Maybe it absolutely does, and staying put makes perfect sense.

But if you've added another child, changed jobs, need to care for a parent, want a shorter commute, or simply don't have enough space anymore, your mortgage rate is only one part of the decision.

That's when I like to actually run the numbers.

What would moving cost monthly?

What would staying and renovating cost?

What could you comfortably afford without stretching yourself?

You might look at everything and decide keeping that current home and rate is absolutely worth it.

But I'd rather help you make that decision with the full picture than feel trapped by one number.

The cost I most frequently see buyers overlook when planning the next few years of their mortgage? Property taxes can change.

I’ve had homeowners call me confused because their mortgage payment changed even though they have a fixed-rate mortgage.

Your interest rate and principal-and-interest payment may be fixed, but your total monthly payment can include other expenses – like property taxes and homeowners insurance – that can change over time.

If your property taxes increase and they're being paid through an escrow account, the amount collected each month may need to increase too.

That's why I don't want buyers thinking only about whether today's payment fits the budget.

I want you to understand what's actually included in that payment, which parts are fixed, which parts can change, and what homeownership could realistically cost over time.

And if you already own and your payment recently changed, don't sit there staring at your mortgage statement trying to figure it out yourself. 😅

The scariest call I can get during the mortgage process usually starts with: "So...I did something." 😂👻

And I get it. Life doesn't stop just because you're buying a house.

But when you're between pre-approval and closing, seemingly normal – or even responsible – financial decisions can sometimes affect your mortgage.

That's why I tell my customers: if you're thinking about financing something big, opening new credit, changing jobs, moving a significant amount of money, or doing anything else that makes you wonder, "Should I tell my loan officer about this?"

The answer is probably yes. 😅

Sometimes I'll tell you it's completely fine. Sometimes we may want to handle it differently or wait.

Either way, that's a much easier conversation to have BEFORE the surprise shows up.
