I’m still processing this one a little, because it’s big. Scotsman Guide just named me the No. 57 Top Women Originator in the country, based on verified production. That is an incredible honor, and I do not take it lightly.

If you are not familiar with Scotsman Guide, it is an industry publication that puts out annual rankings recognizing top producing mortgage professionals nationwide.

What matters most to me about this is what it represents. It represents a team that shows up with heart and precision, and a community of Realtor partners and clients who put real trust in us.

To The Concierge Team, I cannot thank you enough. You are the reason we can take on the hard files, the ones other people call impossible, and still get them across the finish line with smart strategy, speed, and zero loss of focus. It started simple: Mike Chambers just wanted to sell his home.

What began as frustrations over the listing process turned into an overnight viral campaign, "Realtors Hate Me," that drew the ire of real estate professionals around the country. With this platform, he questioned the real estate status quo and then decided to do something about it. Mike launched Ridley, a real estate sales platform that is attempting to rewrite the way people sell their homes and the way agents get paid.

One of Denver's top agents, Lauryn Dempsey, joined me as my co-host, and we sat down with Mike to learn more about his new venture, and to see if real estate agents truly would be negatively impacted by the Ridley approach.

As it turns out, Mike actually works with a number of agents, including many on his team. He talks about how, while the initial tone of his early viral content did come across as combative to agents - his true frustration is with the industry, and while Lauryn and I didn't agree with all his thoughts on the industry, we did find quite a bit of common ground with him about regulations and changes in the industry that aren't serving the seller or the agent. We're entering a capacity market.

When rates start to fall, the market will be flooded with buyers. The problem? Many won't have gone through the steps to make sure they're qualified to buy the house they now have their heart set on.

Unfortunately, their competition will be ready and will beat them out for the house. Now, lenders can do what's called a Fast Track - and we do these as well. But the lending industry has been cut in half in the last few years. There just aren't as many lenders as there were a few years ago.

That means your clients ability to get a fast track may be restricted by their ability to find an available lender to give them one.

The solution? Get your ducks in row BEFORE the rush starts. Take the time - or make sure your client takes the time - to meet with a strategic lender early. That way, when it's time to move - you and your client can win!
