Colorado Housing Market Update:

Everyone, I wanted to quickly summarize my thoughts on the Colorado housing market. As always if you're curious where rates are going to go or have any questions regarding mortgages call me!

First off this is not 2008! Mortgages are significantly more secure than they were during that crash. This mean whatever market cool-off that is to come it will not be the real estate market that causes it. Second, Colorado is an extremely high demand location (see the inventory graph on this post), which means inventory will take a very long time to recover from the past years. With inflation as high as it is building isn't getting any cheaper causing this to take even longer. Lastly, rates are likely to continue to rise for the next year BUT that does not mean rates are high! Over the past 3 decades we've averaged about 5-6% APR which is still higher than the current rates which are hovering just below 5%.

In summary it's not the best time to buy, that was 4 years ago. In reality it's not a bad time to buy at all. Real estate is and will continue to be one of the safest investments you can make for your future.

Hey everyone! Sorry it's been a while since my last update. I've been very busy with refinances but wanted to give a quick market update.

Unfortunately, rates have gone up quite a bit since the Fed announced the expected rate hikes. We're about .5% worse than we were only a couple months ago. I've still been able to help tons of people in our community, but it is becoming more difficult to improve rates with a refi.

Just a little morning update on the housing market! Home sales were down for the month of September and rates have been hovering around 2.875% to 3.25% depending on the scenario. Another quick market update!

Rates took a hit this last week but are still slightly below 3% with good credit. If you are sitting on a mortgage above 3% reach out and I’ll make sure to hook you up with some monthly savings.
